Staff Present: Kim Cox Roll call was taken by sign in. Meeting was called to order by President Jennifer Reaves. Motion was made to approve agenda as ed. Motion made to approve the minutes from the June BOD meeting as ed. Chris Nickle, Officer/Treasurer 1. Received financials as ed. Motion made and approved to accept financials for June 2019 and YTD. 2. Reviewed Edward Jones portfolio. No motions made. 3. Reviewed request for a sponsorship for Amplify; motion declined. 4. Reviewed bids from contractors to repair and put a new roof on the concrete storage garage; Motion made to hire Snow Home Improvements LLC and not to exceed $10, Discussed new part time hire; Motion made to allow up to $1500 for a new desk and furniture; Motion also made to add up to $15,000 in wages and taxes to the current budget. Cheryl Barley, MLS Chair/1 Year Director 1. Motion made to add Rural and Suburban under Land Description in Coded Features section of the Listing Input Sheets. 2. Motion made to leave the condensed version of the listing history for each listing, adding a new option that if an agent wants to see the full listing history they have to send a request to the board staff, then the board staff will return in an the full history to the requesting agent, their broker, the listing agent and the listing agent s broker. 3. Discussed Authorizations to Show; Reminder going out to all agents that you can ONLY put them in the MLS after the property has CLOSED. 4. Discussed staff looking into showing programs; Showing Suite and Showing Time as a possible member resource when scheduling showings. 5. Correction from last month s minutes, this should have been added: Motion made to add a disclaimer regarding Joplin Area schools, that due to overcrowding the school district can change which school a child will be sent to, that the buyer should be advised to call the school district themselves to confirm where their child/children will be able to attend. President s Report Jennifer Reaves 1. The response to the Mike Flanagan Celebration of Life luncheon was wonderful. Motion made to give $200 to his scholarship fund and $100 to have a legacy leaf put on the metal tree in MR s building in his name. 2. The DR Meeting is set for August 14th at 11:00 am. 3. Discussed completed items from the last board meetings to-do list. AE s Report Kim Cox 1. The MR Nov 2020 Installation has been moved to January of Affiliate of the Year applications need returned by August 1st. 3. Our first MR text message successfully went out to members yesterday. 4. OGARs Facebook page; Rules need to be placed at the top of the page regarding posts being deleted by staff if they are unprofessional or if the conduct is unbecoming of a member. For deleted posts, the member will be sent a letter of warning, a 2nd offense will be a 90 day suspension from the page and a 3rd warning will be a 12 month suspension from the page. The page is for networking between members and affiliate members with information regarding listings or opportunities. Negative banter is not acceptable and will not be tolerated, everyone has a personal page for that if they so choose. 5. BOD would like to set up an exploratory task force to work alongside the SW MO Rental Housing Association to see how we can be of assistance in continuing their meetings and being a resource for area renters. Brandi Haddock, President-Elect s Report 1. Strategic Planning All committees have reviewed the new 1 page plan and with a few revised changes it s ready to go to print. The 2020 Strat Plan Committee needs to meet this Nov and go through the original plan and make sure we are still seeing all of our short and long term goals met through another means; Policy, Rules & Regs, Core Standards, etc. Motion made to have new plan made into wall mount in conf room & meeting room as well as decals for front windows of board office. 2. Program & Events Reviewed minutes. No motions made. Discussion held on how installation banquet planning should be handled. Chair Courtney Denney to talk with committee. Continued on next page

Motion made to add to Policy; If an agent or affiliate is caught misusing their keycard, Sentrismart app, or 1-Day codes by allowing entry into a property for a 3rd party non-member, consumer or other vendor WITHOUT the member being with them, entering the home without being contracted to work there, or having the Listing Agent or Seller for permission and have authorized entry to the property, a letter will be sent requesting a response to the offense. The response would need to be sent to the BOD within 10 working days. The BOD will review and determine if the member is to be charged a $250 fine for the 1st offense as well as a 30-day suspension from all services. A 2nd offense would have the same process and a 3rd offense could lead to expulsion. b. Motion made to add to Policy: Agents must have their lockboxes assigned to their listings (but may still hold one for future use), if their listing Expires, Cancels or Closes, the agent has 14 calendar days to return it to the board, put it on a new listing, or get it back into the broker s name. After 15 days a notice will be sent that at 30 days they will be assessed a $100 fine whether the box is recovered or not. c. A how-to regarding Coming Soon listings to be sent out. 4. Random listing audit for every 100th listing is continuing. 3. Ribbon cutting for OGAR is scheduled for October 3rd at 10:00 am. New Business: 1. Kim has been working with One Joplin on a train the trainer program regarding Landlord laws and Tenant laws with a very well laid out structure. 10 RPR Delivers Members' Top-Requested Feature: Mailing Labels Page 10 CHICAGO (July 10, 2019) Realtors Property Resource, a nationwide data platform and a wholly owned subsidiary of the National Association of Realtors, is pleased to introduce Mailing Labels as a new feature within its array of products and programs exclusively for Realtors. RPR users can now create ready-to-print mailing labels for farming, prospecting or direct mail marketing within custom geographies. Through a targeted outreach program, RPR met with MLS CEOs and user focus groups to solicit input to help RPR provide additional value to agents and brokers, said Emily Line, RPR Vice President of Member Experience. Mailing labels came up consistently in those conversations, coinciding with user feedback from other RPR channels and social media where the number-one requested feature has been the ability to create mailing labels. We ve listened, and we re excited to deliver this new capability to our users. Armed with RPR s new Mailing Labels feature, Realtors will be able to create farming or prospecting lists and generate up to 2,000 preformatted labels per month for mailings to residential or commercial property owners based on any RPR search. The easy-to-create labels are available in popular formats and users can choose to export results into a standard CSV file. The data used to create the lists is licensed from Black Knight, RPR s public records provider. As a member of the RPR User group for Mailing Labels, I was able to preview and share feedback about the feature while it was being developed, said Jennifer Archambeault, Broker/Owner of Urban Provision REALTORS in Austin, TX. RPR has been one of my core business tools for years. Now, with the addition of this new feature, RPR can do more to help Realtors generate new opportunities with buyers and sellers. Additionally, Realtors who are interested in expanded capabilities or additional fields for their mailing labels can link directly from RPR into Black Knight s property analytics product, SiteXPro.com. This added benefit will help Realtors who are looking for advanced list generation features. The link, and a discount, will be available for RPR users beginning in August via a banner located on the bottom of the Mailing Labels modal window. Realtors know how important it is to keep their prospecting pipeline full and to have the right tools to create dynamic direct mail campaigns, said Leslie Rouda Smith, Broker with Dave Perry-Miller Real Estate in Dallas, TX.
