4 Maintenance Technician Job Description: Will be responsible for performing maintenance of assigned properties in a cost-effective, timely manner, contributing to resident satisfaction and retention. They provide exceptional customer service and perform preventive maintenance while maintaining a professional image at all times. They ensure the attractive appearance of all buildings and grounds. Knowledge in various areas of electrical, heating, plumbing, appliance, or general repairs preferred. Training will be provided. 6 Maintenance Manager Job Description: The Maintenance Manager provides leadership, management, and technical work direction to a staff of 12 maintenance technicians. They direct the maintenance and upkeep of an assigned portfolio of properties in an effective, efficient manner ensuring the delivery of high service levels to residents. The Maintenance Manager must build a strong team with common goals and objectives. They must work diligently to recruit, train, develop, coach, motivate, and support high quality maintenance staff to meet the current and future needs of the properties. They perform complex maintenance tasks and are responsible for assisting Area Managers and Site Managers in the management of the maintenance budget. This job requires extensive knowledge of a variety of maintenance repairs as well as certifications Education Requirements: 2-4 year degree or equivalent work experience in related field of maintenance/construction management Licenses/Certifications: HVAC/Boiler preferred not required Experience Level: 2+ years of management experience, a strong work capacity, basic computer experience, and HVAC/Boiler experience. 7 Director of Maintenance Position Summary: The Director of Maintenance will partner with the VPs of Field Operations to develop, implement, and maintain company-wide standard operating policies, procedures, and practices relative to property maintenance of multi-family and commercial properties. This position will be accountable to help the company provide excellent customer service to internal and external customers that will result in customer satisfaction and consistent high-level performance for each managed property in the company s portfolio. The Director of Maintenance will serve as a resource and consultant to field maintenance managers on best practices and on resolving particularly challenging maintenance issues. Duties and Responsibilities: Develop and maintain standard operating policies, procedures and practices relative to property maintenance. Partner with the VPs of Field Operations in final review and approval. Assist in the development of core staffing standards and other productivity measures. Serve as a resource and consultant to field managers on common best practices that are not core and standard. Lead the establishment of standard performance expectations for maintenance staff. Partner with the EVP, Human Resources and VPs of Field Operations in the development of company wide recognition programs. Serve as a consultant to Area and Regional Managers in the selection and training of Maintenance Managers. As appropriate, participate in interviews and give input to hiring managers. Partner with the Director of Learning and Development in developing effective training programs for maintenance staff. As appropriate, assist in the training of training of new maintenance managers. Lead the maintenance portion of acquisition transitions. Champion the effective use of technology in support of maintenance operations. Examples of this include development of consistent management reports and effective use of smart phones. Serve as a resource to Maintenance Managers and other managers on complex maintenance issues. This may include being directly involved in implementing a solution. Complete, or direct through the Facilities Specialist, maintenance related projects and initiatives for the company. Four year Bachelor s degree in facilities management or related subject preferred; or five to ten years related experience and/or training; or equivalent combination of education and experience. Language Skills: Ability to read, analyze and interpret general business information. Ability to respond effectively to sensitive inquires or complaints. Ability to write marketing materials in original and innovative style, write reports and business correspondence. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, and schedule form.
