7 It is Critical to identify if the leak source is Clean, Grey or Black water The extent and scope of the P&C claims are dependent upon the type of remediation needed, which requires evaluating the type of water that entered the property. The faster you can identify the source of the sudden water release, the easier it is to define the mitigation involved. Water is divided into three categories that require different remediation (clean-up) measures: CLEAN WATER (LEVEL 1) originates from a source that does not contain significant microbial content and poses any substantial harm to humans. Examples of clean water include plumbing leaks from the potable water supply lines such as sinks and showers. Rain or melted snow from openings in roofs or compromised structures without contamination. GREY WATER (LEVEL 2) is water that contains significant levels of contamination and has the potential to cause sickness or discomfort if consumed by or exposed to humans. Examples may include broken aquariums, overflows from washing machines or dishwashers, sinks or shower pans and sump pump failure and seepage due to hydrostatic pressure. BLACK WATER (LEVEL 3) contains pathogenic agents and is grossly unsanitary regardless of the physical content or color of the water. Black water contains sewage or contaminated water from other sources like flood waters. Examples include toilet leaks past the trap, contaminated flood waters seeping into home, backup from clogged sewage drain lines Identify signs of any visible mold growth. Moisture is a breeding ground for bacteria and mold growth often hidden between wall panels, under flooring or other non-visible locations. Once airborne, mold can contribute to health issues.
