ABOUT THE AUTHOR Leak Doctor, Inc. Why choose the Leak Doctor? A commitment to provide hands on service for every aspect of your water leak problems. We will explain our process to you and your customers throughout every step of the way. Cost effective, real-time solutions and reporting methodology. Our technicians will locate and make the correct diagnosis for your water damage claims. World-Class Technology & Methodology Our technicians are trained to utilize the 21st century s most advanced digital ultrasonic inspection system. The Leak Doctor s sensitive ultrasound devices can listen at frequencies beyond the human range of hearing. With our instruments, even the tiniest leak makes a traceable noise. Great for finding leaks in plumbing and under slabs. We utilize state of the art thermography, which is similar to a color infrared photograph. With it, we can identify tiny temperature differences that can lead us to structural leaks. Our miniaturized cameras allows us to see behind walls, with minimum damage to the property. Our small camera allows us to peer behind small architectural spaces in search of leaks. We can find leaks in drains, behind tubs and other difficult to see spaces. We can pin-point your leak, large or small; moisture can not hide from us.

CHAPTER 1: FIND-IT! As an insurance professional, it is important to utilize the right vendors on water damage claims from the initial mitigation to clarify the true problem and then provide the home owner with a quality restoration put back. Mitigation specialists like leak detection professional should arrive on site first to help accurately locate the true root cause of the water in a nondestructive manner to minimize the restoration costs. These hidden sources of water can indicate water draining behind a wall or flowing underneath floor coverings, weakening structural integrity, rotting away wood products, a hidden roof leak or plumbing leaks under a concrete slab. No matter how concealed the true source of the water; a trained leak detection technician can locate it and minimize restoration put-back claim amounts. By utilizing the latest technologies coupled with highly trained technicians to locate the root cause in a nondestructive manner. We then use a consistent methodology to provide a thorough investigation on each and every property. To accurately ensure true resolution for each claim its imperative to locate the problem quickly to reduce the total cost of claim.

CHAPTER 1 cont d Several factors can impact the reduction of the total claim payout during the FIND-IT! Stage, including: Faster Detection For The Client s Protection. Prompt service response time helps to minimize damage by determining the true root cause of the water damage, whether its from a leaking plumbing system, faulty appliances, AC units or structural leaks; it is imperative to define the correct problem to provide the right solution fast to avoid any additional damage. Reliable On-Time Scheduling. Your customers are counting on you and your vendor support team to be onsite for every call as promised. Your reputation and customer service satisfaction is directly linked to utilizing reliable vendors that can identify and provide the right service at the right time Minimize Scope of Damages. It is wise to use a different vendor for actual leak mitigation than the vendor who will provide the restoration services. By having one company locate the problem and fix with minimal damage, then the restoration efforts will be contained to a smaller area which ultimately gives the insurance company more control over the final payment amount on the claim. Unfortunately, with water damage claims, the first person on the scene will handle the mitigation and restoration efforts and can expand the scope of the area and containment requirements for put back. Thus increasing claim payout amounts.

CHAPTER 1 cont d Properly Trained Technicians To Match The Job Requirements. It is important that your vendors provide adequate training for the field of service they provide. Leak detection professionals are trained to identify and properly diagnose water loss origin which then allows you to bring in the restoration team with the right credentials. Often a water leak may be structural in nature and requires a General Contractor or a Roofing Contractor to fix. Plumbing and wastewater system leaks require a licensed plumber to repair. Mold and mildew mitigation requires certified Mold Remediation specialist to remove. Some companies will use destructive methods to rip out flooring, wall cabinets, and dry wall to find and expose the problem and then require a third party to come back and make repair. Utilize State of the Art Equipment for the Right Situation To quickly and accurately identify the source of water; we utilize ultrasound for sealed systems like plumbing. Infrared or thermography will help to locate hot and cold regions indicating damp wet areas compared to normal dry space. By following the water trail you can trace the cause back to the true origin. Video Inspection allows the visual view inside a drain/sewer line to identify breaks or foreign objects within the system to verify cause of back-ups. In Summary, Insurance Field Adjusters and Claim Adjusters have been using leak detection companies successfully to reduce water damage claim payouts by quickly determining the accurate source of the water damage. Determining the proper water type and source can help reduce mistakes for paying for remediation at Black Water costs when you are really dealing with Clean Water damage. Proper classification can help reduce total claim payouts and over years can save hundreds of thousands of dollars by accurately identifying the cause of claim damage.

CHAPTER 2: FIX-IT! Once the source of the water is defined and the extent of the damage is contained the home can then be remediated. It is important to correct the damage to prevent additional water intrusion and damage to building materials. Water damage combined with mold can destroy structural integrity and building materials such as flooring, dry wall, wood cabinets, trim along with personal property items. Remediation can take many forms with substantial costs difference between Clean Water and Black Water methods. Let s take a quick view of each of these remediation methods to help understand how to reduce costs in each situation, this is for reference purposes and the actual remediation process is much deeper and diverse than this basic overview detailed below. Using leak detection professionals as your first-call mitigation specialists. We help you find the source of damp or wet spots in walls, flooring, ceilings and other areas of the home/building structure. At the Leak Doctor, we take measures to stop the leak quickly and efficiently. Our Program for Insurance Professionals includes: Simplify and reduce the restoration process by minimizing tear out during mitigation. Provide accurate and sensible repairs to stop leak at its source focused on minimal property damage guidelines. Provide Insurance Companies and their adjusters repair options geared towards decreasing restoration costs.

It is Critical to identify if the leak source is Clean, Grey or Black water The extent and scope of the P&C claims are dependent upon the type of remediation needed, which requires evaluating the type of water that entered the property. The faster you can identify the source of the sudden water release, the easier it is to define the mitigation involved. Water is divided into three categories that require different remediation (clean-up) measures: CLEAN WATER (LEVEL 1) originates from a source that does not contain significant microbial content and poses any substantial harm to humans. Examples of clean water include plumbing leaks from the potable water supply lines such as sinks and showers. Rain or melted snow from openings in roofs or compromised structures without contamination. GREY WATER (LEVEL 2) is water that contains significant levels of contamination and has the potential to cause sickness or discomfort if consumed by or exposed to humans. Examples may include broken aquariums, overflows from washing machines or dishwashers, sinks or shower pans and sump pump failure and seepage due to hydrostatic pressure. BLACK WATER (LEVEL 3) contains pathogenic agents and is grossly unsanitary regardless of the physical content or color of the water. Black water contains sewage or contaminated water from other sources like flood waters. Examples include toilet leaks past the trap, contaminated flood waters seeping into home, backup from clogged sewage drain lines Identify signs of any visible mold growth. Moisture is a breeding ground for bacteria and mold growth often hidden between wall panels, under flooring or other non-visible locations. Once airborne, mold can contribute to health issues.

CHAPTER 3: REPORT-IT! The Leak Doctor provides electronic reporting systems reports are electronically created and available online for insurance professionals and property managers the same day as the service call. These reports will help you determine how to provide the put back function and help develop accurate cost estimates that will reduce total claim payout. Rapid access of critical data. Our commitment to the insurance professional is we will provide you rapid access to information that can help you make decisions on expenses. By using internet technologies to quickly upload multiple photographs and details on each claim ticket. User friendly formats. A clear, consistent layout with easy to flow headings makes it easy to quickly locate the valuable information your searching for on each report. Page 4

Photographs before and after. Providing you multiple photographs of the affected areas with before and after fixing the problem. These images help insurance professionals visualize the damage to the room and compare to setback/restoration costs. Accurate Identification of source of loss. A report is only as good as the data that it contains and final resolution for the consumer is a properly repaired home. It is imperative to be able to pull the file in a year for supporting references. Information for resolution of loss. It s not enough to know what the problem was but also to clearly reference what was done to resolve the issue. Electronic format for easy storage and viewing. We can provide your reports as a PDF, or JPG image for your easy storage on your servers for fast retrieval. Easy to read detailed reports that are clearly written and not overly technical. The detail often gives you the needed information to make informed decisions regarding restoration costs, future revisions, etc. Gauge customer satisfaction. A job well done by your vendors ensures a satisfied customer. As a strategic partnership, finding the root cause and getting the leak fixed quickly helps to reduce the total cost of the claim. By not having to replace the whole room but only the affected items can reduce claim payouts and decrease time it takes to put back. FIND IT! FIX IT! REPORT IT!
