2 Property Management is in our Blood! In business since My father owned about 70 rental properties and as a child I was always around rental homes. My rental background was born from helping him with minor maintenance issues, and then to full blown rent collection for his 70 properties at the age of 16. Once I graduated from Missouri Southern State University, I immediately started my own company in Missouri in For most of the past 22 years I have owned 120 rental houses myself and managed another 70+ for other clients. I have also developed several subdivisions, strip malls, and built several hundred homes (some of which I kept as rentals for myself). Rental homes and property management is all I've known all my working life and I am good at it. My wife Cindi joined me in the business 12 years ago after our youngest started school. Cindi has a remarkable personality and does very well with marketing to and taking care of the tenants and property management clients. I can honestly state that we have never been fired by a property management client...ever. We love our competition.. In 2003 while still in Missouri, we purchased five rental homes in Goodyear, AZ and hired a property manager ourselves. It was that negative experience that led us to believe that we would experience great success as property managers in AZ. Our property managers were never reachable, didn t return calls nor s, and we knew that they were being less than honest regarding the repair requests at the properties. We soon opened our management business and as expected have experienced tremendous success here as property managers. Our competition is easily our best source of new clients as we get told over and over by clients that we are excellent managers compared to others they have previously hired in the area. We are reachable via 14 hours per day and 7 days a week! A strong rental market.. As an owner, this area is probably one of the best places in the country for rental properties. The demand for rentals here is very strong due to the large pool of previous owners that are now tenants. We have also found that the quality of tenant is also very high compared to other parts of the country we ve owned property in. Our phone rings constantly all day and every day from persons looking for rental property. Our easy to remember website also receives an average of 500+ actual visits each week. The average days on market for a rental here is 46 days. We however usually do a little better than that average. We have the knowledge, systems, and most importantly the desire to get your property leased quickly!

3 Our Pricing is very competitive.. We only have two fees. We have a leasing fee of $750 that is taken from the first month of rent. The leasing fee is for finding the tenant and is for all the work, advertising, screening, etc. up to the tenant moving into the property. Once moved in, our management fee is 10% of the collected rent per month. There are no other fees for lease renewal, admin fees, set up fees, advertising, etc. It s very simple, nothing up front and when leased the leasing fee comes from the first month of rent. We do not claim to be the cheapest managers. However when all the misc. fees others charge are added into the equation, we are very competitively priced. You can find property managers that will manage your property for $50 per month. Those managers will not put your home on MLS when vacant, and just like anything else in life you will always get what you pay for!!
