1 REAL ESTATE TRANSACTIONS THE UNIVERSITY OF TOLEDO COLLEGE OF SOCIAL JUSTICE AND HUMAN SERVICE PARALEGAL STUDIES PROGRAM LGL: 2120:001 SYLLABUS FALL 2015 Instructor: Nicole Spiros Tuori Class Location: HH Class Day/Time: Tuesday/Thursday Hours: Mon/Wed 5:00-7:15 p.m. 11:00-12:15 p.m. Tue/Thur 12:15-3:15 p.m. Office: HH3022 Credit Hours: 3 Credit Hours COURSE DESCRIPTION The law of real property and common types of real estate transactions and conveyances, such as deeds, land installment contracts, sales contracts, and leases, with an emphasis on researching, drafting and recording of documents related thereto. STUDENT LEARNING OUTCOMES Students will learn both the theoretical aspects of real estate law, such as the nature of real and personal property, conditional and unconditional titles to real property, various types of joint ownership, adverse possession, and metes and bounds legal descriptions, as well as the transaction aspects, such as understanding and being able to draft contracts, deeds, notes and mortgages, and settlement statements. Students will learn the duties and functions of a paralegal working in a law office that represents clients in real estate transactions. TEACHING STRATEGIES A variety of teaching methods will be used, including lecture, discussion, exercises, guest speakers, student presentations, and instructional videos. ACADEMIC POLICIES All written assignments must be the student's own work product. As such, students may not consult one another about the written assignments. If you have questions, ask your instructor. All assignments must be solely the student s own work. Collaboration on assignments with other students, unless expressly authorized by the instructor, is not allowed. Cheating is against school policy. Any student caught cheating will receive a 0 for the activity involved. Any student submitting a project that contains the work of another person will receive a grade of 0 for that project. Examples include: Plagiarizing or representing the words, ideas or information of another person as one s own and not offering proper document; Giving or receiving, prior to an examination, (or project) any unauthorized information concerning the content of that examination (or project); Referring to or displaying any unauthorized materials inside or outside of the examination room during the course of an examination; Giving or receiving substantive aid during the course of an examination (or project); Commencing an examination before the stipulated time or continuing to work on an examination after the announced conclusion of the examination period; Taking, converting, concealing, defacing, damaging or destroying any property related to the preparation or completion of assignments, research or examination (or project);

3 Consult the University of Toledo s Policy on Academic Dishonesty in the General Catalog for more information. COURSE EXPECTATIONS Class Attendance: Class attendance and participation are required. Attendance will be taken before each class. Students arriving late for class will be assessed one-half of an absence. o The University of Toledo Missed Class Policy This policy provides for basic protections and reasonable accommodations for students who miss class with excused absences. Students are expected to attend every class meeting of courses in which they are registered. Only in specific, unavoidable situations does the University excuse absences from class: 1) personal emergencies, including, but not limited to, illness of student or of a dependent of the student [as defined by the Board of Trustees Policy on Family and Medical Leave], or death in the family; 2) religious observances that prevent the student from attending class; 3) participation in University-sponsored activities, approved by the appropriate University authority, such as intercollegiate athletic competitions, activities approved by academic units, including artistic performances, R.O.T.C. functions, academic field trips and special events connected with coursework; 4) government-required activities, such as military assignments, jury duty, or court appearances; and 5) any other absence that the professor approves. Late Assignments/Exams Exams will be given only on the date on which they are scheduled. All assignments are due at the beginning of the class period. The original assignment must be submitted. Students should keep a copy for purposes of class discussion and for their own records. Late assignments will be penalized according to the following policy: - On half of the maximum allowable points will be deducted for any assignment turned in late. - No assignment will be accepted if it is more than one (1) class period overdue.

4 Completion of Assignments Completion of all tests and the assignment is a course requirement. All assignments must be individual work of the student. GRADING Two exams (midterm and final exam) will be given based on lecture and text material. Assignments will include drafting exercises. Your final grade will be based upon the following: GRADE CALCULATIONS Exam 1 = 40 points Exam 2 = 40 points Drafting Assignments = 20 points Total points possible 100 points Final grading scale is % for an A, 80-89% for a B, 70-79% for a C, 60-69% for a D and 59% or below for an F. COMMUNICATION GUIDELINES Open lines of communication among students and between students and professor are an integral part of the learning experience. Professor Tuori will be glad to meet with students by appointment during office hours and accept communications regarding this course at will be checked daily and responded to within 24 hours. Students should check their accordingly. STUDENT SUPPORT SERVICES Students who have accessibility needs should feel free to discuss those needs with the Office of Accessibility and the Instructor in private. A student s accessibility needs will be accommodated in accordance with University policy. Any student requiring accommodations for purposes of class, quizzes, exams or assignments must contact the Office of Accessibility and notify the Instructor by the second class of the semester.
