5 Site and build overview Rutland Retreats are located on a private plot adjacent to Barnsdale Lodge Hotel, where staff provide concierge services 24/7. A former stone quarry, the land has been sympathetically landscaped to retain its attractive undulating contours. Each Retreat is positioned in harmony with the habitat, ensuring complete privacy for each individual home. There are two sizes of Rutland Retreat The Oakham with 3 bedrooms and The Exton with 2 bedrooms. The leading-edge eco-build ensures that each Retreat exceeds expectations on quality and represents excellent value for money. It is rare to be able to acquire a property of this standard so close to Rutland Water at the price offered. The site has been prepared using on-site natural stone, forming the solid foundations for each Retreat. Even though planning permission was granted for traditional built properties, to ensure minimal disruption to the site, the environment and its wildlife the decision was made to construct solid timber-framed Retreats off-site to the highest specification and transport to the plot in two sections, assembling on site within 3-5 days. Planting reflects the diversity of the area, influenced by Nick Hamilton of Barnsdale Gardens. The entrance to the site will have Herdwick and Jacob sheep grazing on retained grassland and the entrance is gated for privacy. 21 Location Rutland benefits from a central location in the heart of England, which makes accessing the county very easy. It is well served by major A-roads and is situated a convenient distance from major motorways and railway stations where transport and collection from the station can be arranged. We also have a helicopter landing area and can organise helicopter transport. Peterborough to Oakham is approximately 40 minutes drive. Leaving Peterborough on the A47 west, follow the signs A1 North bound and stay on the A1 for 20 miles. Leave the A1 at the exit for the A606 to Oakham. Continue 8 miles going through the village of Whitwell and then take your next turning to the right onto The Avenue Exton. The Rutland Retreats are 200 yards on your left. Getting to Rutland by Road SAT NAV co-ordinates N52º1.217 W0º Travelling by car, Rutland lies just off the A1, roughly half way between London and York. The A47 from Leicester to Peterborough also passes through the county. London to Oakham is approximately 2 hours drive. Leaving London at Apex Corner, head North on the A1(M) for 100 miles. Leave the A1 at the exit for the A606 to Oakham. Continue 8 miles going through the village of Whitwell and then take your next turning to the right onto The Avenue Exton. The Rutland Retreats are 200 yards on your left. Stamford to Oakham is approximately 20 minutes drive. The A606 West takes you directly to the Rutland Retreats. Getting to Rutland by Rail Ultra fast train link from London on the East coast mainline - Kings Cross to Peterborough 45 mins. Peterborough to Rutland Retreats by taxi is 30 minutes. Great links from the continent on the Eurostar high speed rail to London St Pancreas, changing onto the ultra fast mainline to Peterborough from London Kings Cross. 22 Artists impression of site after planting established FAQ s Q1: Are there any special conditions relating to the purchase of your Retreat at Rutland Retreats? A: Conditions of the planning permission mean that you are required to use your Retreat as a holiday home rather than as a primary residence. There are no time limits. Q2: Are the Retreats being sold freehold or leasehold? A: Each Retreat building will be sold freehold and the land will be sold on a 999 year lease. We encourage owners and guests to park in the hotel car park and make use of our Piaggio fleet offering 24 hour pick up and drop off service for the exclusive use of Retreat owners and guests. The lease also provides access over the protected grassland and adjacent woodland for picnics and walks. Q3: Can I rent my Retreat? A: Yes, whilst you are not restricted to renting through Rutland Retreats Ltd., you may however prefer to take advantage of our exceptional rental service. All lettings are subject to strict site rules to protect the Retreat environment and maintain security. Rural idyll with no fast food outlets or chain hotels. 23 Q4: What costs are involved in renting out my Retreat with Rutland Retreats? A: We manage the whole booking process for you. This includes marketing and advertising your Retreat, dealing with enquiries and making the rental bookings. All bookings made by Rutland Retreats will be subject to a 15% commission chargeable on the rental amount. As the owner you will be financially responsible on an ongoing basis for the following items: Annual safety testing on gas, electric and fire extinguishers, utilities bills, cleaning and laundry. Insurance can be taken with our group policy - however, you can make your own arrangements but will need to provide proof that the cover includes new for old and 2m minimum public liability cover. Q5: Can I change the dates I have given you to let out for me? A: If for any reason you wish to change your reserved dates, Rutland Retreats will do their upmost to move a booking to another property. This will incur a 5% admin charge. Communication between us is critical to optimising usage out of your holiday home, so please do feel free to contact us, as little or as much as you like. Q6: What about council tax? A: The Retreats do not come under an obligation to pay council tax as they are not for permanent residency. Q7: Will I have to pay Stamp Duty? A: There is no Stamp Duty to pay. Q8: Apart from the purchase price what other costs will I have to pay? A: An annual ground rent is payable for each Retreat. This will be an annual fee of 250 to be reviewed in line with the rental price index (RPI). There will also be an annual service charge of 3,525 plus VAT (see breakdown on enclosed sheet). This will cover the costs of maintaining landscaped areas, lighting of common areas, 24hr estate security, maintenance of road and site infrastructure, and sewage treatment charges. You will also be able to use the Barnsdale Members Card gaining 10% discount on all products provided by Barnsdale Lodge Hotel as well as discounts off many local attractions including bike hire. Rutland Retreats Ltd will set the maintenance charges at a level which represents value and ensures the high quality of the development can be maintained. Q9: What are the utility charges? A: Gas, water and electricity will be supplied by Rutland Retreats Ltd on a metered system and will be charged at cost plus 5% to cover administration. This system will be beneficial to yourself as Rutland Retreats Ltd will negotiate a far better commercial rate, through bulk purchasing, than an individual domestic customer could achieve. Sewerage cost are included in the annual service charge. Q10: What are the payment terms for purchasing a Retreat? A: Reservation fee to secure plot 2500 Signing of the lease 20% of total price (less reservation fee) Retreat specification and ROPO 20% Retreat 50% built 20% of total price Retreat built 20% of total price Retreat commissioned and Balance to be paid handover of keys The location of the Retreat gives you independence combined with all the advantages and facilities of a first class friendly hotel close by. 24 Q11: Will my deposit be secured? A: All deposits paid by Retreat purchasers will be held by the companies lawyer to be released only on completion of construction of the Retreat and notification to the purchaser of such completion. Q12: Are there any tax implications to owning a Retreat? A. Yes. See the attached sheet. Q13: Are pets allowed? A: Yes. Pets will be allowed subject to strict control, so as to maintain the Retreat environment. Retreat purchasers renting their property may nominate whether or not pets are allowed in their Retreat. Q14: How do I secure a Retreat? A: Once you have decided to purchase a Retreat and chosen your desired plot, you should fill in the attached form and return it to Rutland Retreats together with a cheque for 2500 made payable to Rutland Retreats Ltd. Rutland Retreats will forward this to Buckles (company lawyer), who will then send all the relevant documentation to your solicitor. This reserves the Retreat and plot chosen for 4 weeks. If the transaction does not take place because you have decided to withdraw, 2000 of the deposit money will be returned and 500 will be retained to cover administration costs. Q16: What guarantees are available with my property? A: The Retreat comes with a manufacturer s build guarantee of 10 years. This excludes all white goods, boiler and power showers as these have their own manufacturer s warranty. Q17: How will I receive my income from renting? A: Every month we will make a payment directly into your bank account supported by a full letting statement of the income you have generated from the previous month less any expenses. Q18: Can you furnish my Retreat? A: Yes, we have two packages to fully furnish your Retreat ready for rental or personal use: a) Standard 10k b) Superior 18k List of items and finishes to be discussed directly with client. Q15: What happens when reselling a Retreat and lease? A: Rutland Retreats reserves the rights to have first refusal to buy back at current market value before the Retreat is put on the open market. twenty two
