2 Welcome to our Spring Newsletter On behalf of everyone at Adam Hayes, I would like to welcome you to our Spring edition of our Community Newsletter which is being delivered to almost 40,000 local homes in the area. It has certainly been an exciting start to the year for us with the opening of our second High Street Office at the end of January in the ever popular East Finchley. The office is located on East Finchley High Road and has been transformed into a modern glass fronted office that is interior designed to offer comfort to our customers. As a rapidly growing company it has always been imperative to me that we develop at a steady pace and still be able to provide an excellent service to our customers at all times. So far the response to our new office has been extremely positive, with a number of people commenting on how happy they are that an Estate Agent are actually open on a Sunday! In order to get the balance right between being big enough to cope but small enough to care we have invested heavily in our staff and ensure that they continue the foundations of going the extra mile for our clients. By working around you 7 days a week we will ensure that we are always accessible to accompany viewings. In this Newsletter you will meet my team who are responsible for the continued success that have been achieved at Adam Hayes. We will also look at how the property market has developed and explain how new calculations of Stamp Duty Tax will affect you. As we enter one of our busiest seasons of the year we will offer our top 10 tips on how to sell or rent your home and look at ways of maximising your profits and ensuring you get the best price for your property. 3 Market News Lettings Although in 2014 rents only rose slightly due to an increase in supply, rental prices are now higher than they were five years ago. Although many expected this to have a negative effect on the market, the rental market is currently a much more accessible option than buying for many people in the capital. Despite rental prices increasing, we have witnessed that people are willing to pay more to secure their desired property as more tenants are priced out of inner London and are moving further out into zones 3 and 4. The demand for quality rental properties has increased and as a result, are being snapped up very quickly. The outlook is positive for landlords seeking to invest in the buy to let market as tenants are willing to pay higher rents and increasing numbers are preferring to commit to longer term contracts. This is beneficial to both landlords and tenants as landlords have long term tenants whilst tenants have the peace of mind that their rental price will remain constant. It is therefore becoming increasingly important for landlords to seek the advice of an experienced local agent who will not only be able to suggest the correct marketing price, but can also advise on any recommendations or upgrades a landlord should make to the property in order to ensure the maximum rental yield is achieved. Sales The sales market in 2015 has started off strong and bright with more and more people looking for properties to buy. As property prices continue to rise, we have seen a strong level of activity with an increasing number of people looking to purchase properties. Despite prices rising, first time buyers are keen to buy now to avoid further increases. Although we have received a high level of buyer registrations, the level of properties coming onto the market remains comparatively low. In addition to this the changes to the Stamp Duty Land Tax has allowed more first time buyer to get onto the property ladder. We have witnessed that the number of properties being sold within price ranges of 250,000 to 270,000 and 500,000 to 520,000 has increased as a result of these changes. As demand continues to surge it is therefore imperative that both buyers and homeowners seek the advice of an experienced local agent who will not only be able to suggest the correct marketing price for homeowners but also advise buyers of financial services and the process of buying. 3

Yasser soon got the bug and decided against pursuing a career in Law in favour of a career in Estate Agency. Being a co-founder Yasser recognises the importance of delivering an ethical and professional service and by living locally, knows the area very well. His experience of dealing with all types of properties in the North London area has been fundamental in helping Adam Hayes reach continued success. With over nine years lettings experience in North London, Amir s professionalism, honesty and efficiency has enabled him to build and maintain long lasting relationships with landlords and tenants. As one of the founding partners of Adam Hayes, Amir s extensive knowledge of the rental market and legislation, as well as his proactive approach and ethos has been essential in the rapid growth and success of Adam Hayes. Michael Goldberg Senior Sales Negotiator Philipos Yassein Senior Sales Negotiator Born in North London, Michael joined the company as a senior negotiator in July 2012 bringing with him 5 years estate agency experience of North and North West London. His honesty and knowledge makes clients and applicants feel extremely comfortable around him. He has proven to be a valuable member of the team at Adam Hayes. Having worked for a large corporate estate agency in Muswell Hill and with over 6 years property experience, Phil is a senior negotiator at our East Finchley office. Before joining the Adam Hayes team, Joe had 2 years of experience working for a leading corporate Estate Agents. In the time that Joe has been Adam Hayes, he has excelled expectations and rapidly progressed to become a Senior Negotiator and built a fantastic reputation with landlords and tenants due to his honest and straight talking approach. He is currently studying for his ARLA exams. Having grown up in North London, Asil now lives in North Finchley with his wife and two young children. With a background in Financial Services, Asil has built up a great deal of customer service experience and it is his client centered approach that led him to pursue a career in Estate Agency. He prides himself on being friendly and approachable and always recognises the importance of meeting the individual needs of a client. Antonia joined Adam Hayes at the start of 2015 and is based in our North Finchley office. Antonia started her career in property in 2013 gaining invaluable experience working for a small independent Estate Agents in Finchley Central. Having lived in North London all her life, Antonia enjoys a challenge and is very honest and hardworking. Tanya Horoz Administrator Navdeep Kamboh Financial Advisor Tanya joined our East Finchley branch in January Coming from a large corporate background and with over 9 years of Administrative experience, Tanya understands the importance of customer care. Her attention to detail and passion for property has ensured that Tanya is an important member of the team. Navdeep started his career in Financial Services in 2006 following a successful career as a commercial pilot, leaving university with a degree in Aerospace Engineering. 8 Changes to Stamp Duty What is Stamp Duty Land Tax? If you buy a property in the UK over a certain price, you have to pay Stamp Duty Land Tax. This is charged on all purchases of houses, flats, other land and buildings. The rates are dependent on the purchase price of the property and whether the property is residential or not. Changes to Stamp Duty Land Tax As of 4th December 2014 new rates of Stamp Duty were introduced. The new rates apply to the amount of the purchase price that falls within the particular duty band. Stamp Duty Land Tax is now charged at an increasing stagnated rate for each portion of the price of the property. How will the new system be different? An individual buying a house for 200,000 will not pay stamp duty for the first 125,000 and then 2% of the next 75,000 making the total charge 1,500. Whereas before they would have to pay a single rate of 1% on the total purchase price of the property making the total charge 2,000. Although, the percentage rates appear to be higher the overall charge will mostly be lower. New Rates for Residential Properties Value of the Property Rates 125,000 0% 125, ,000 2% 250, ,000 5% 925,001-1,000,000 10% Above 1,500,000 12% The Benefits of the new system Someone buying a family home for an average price ( 276,000) in England and Wales will now pay 4,500 less in Stamp Duty. The new system will now smooth out steps or sudden jumps in the previous Stamp Duty thresholds. Spring Newsletter

9 Top 10 Selling Tips 1 Target Market & Timing The first step to selling your property quickly and painlessly is to consider your target market. Who do you think might buy your property? Then try to tailor your property to appeal to the main group without alienating other groups that might also be interested. So if you feel a professional couple would be ideal, then turn the second bed/ office back into a bedroom and make a space for a workstation elsewhere in the house. This will ensure that the house would still appeal to a young couple with a small child. 2 De-Clutter and De-Personalise Potential buyers need to imagine themselves living in your house, so get rid of ornaments and photos - especially posters in kids bedrooms. Put things you don t really use on a daily basis in the loft or storage. 3 Freshen Up 4 Clean Up A fresh coat of neutral paint, new tiling or lino and a couple of new kitchen doors can do wonders to smarten up a tired-looking property. If you can t stretch to re-tiling in the bathroom, re-grouting should bring it up new. If you would rather not re-decorate, it is still essential for the house be spotless. Getting industrial cleaners in to really make the place sparkle will be money well-spent; have the carpets, sofa covers, oven and windows cleaned while you re at it. Finally, the garden is now seen as an additional room, so be sure to make your garden feel like a great space for entertaining and relaxing. 5 Costs It s cheaper to sell sole-agency rather than multi-agency, so I recommend staying with one agent for the first 4 weeks and giving them the best chance and motivation to sell your property fast. Ask your solicitor to fully explain all costs associated with selling. Finally, find out from your mortgage lender whether you will be hit with any redemption penalties then you will know at what price you can afford to sell. 6 Get the Word Out Always have a board up and tell your neighbours - word of mouth is a powerful tool. You never know who might live just round the corner, waiting for your house to come to the market. 7 Preparing for Viewings 8 Showing a Property First impressions count and you will want the house to appeal to as many people as possible; So sweep up and make sure the front garden and hall to your house are tidy and inviting. Leave the pets with a neighbour and thoroughly clean up any cat hair in particular. Turn the lights and heating on, if you ve got parking leave the space free for the buyer - this will add to the whole experience. I always suggest you let your agent show the property, we are the professionals and are being paid to sell your home. If you must show your property yourself, then decide beforehand what order you will show the rooms and guide viewers around the property once, showing the best rooms first or last. Be business-like during the first viewing; if someone is interested, you can always get to know them a little more on the second viewing. Never point out problems or issues, but do feel free to highlight the odd positive point, like a south-facing garden or very convenient parking. 9 9 Choosing the Best Buyer The person who offers the highest price is not always the best choice. Listen to your agent s advice on buyers and push your agent to find out as much about the buyers circumstances as possible. First, how are they financing the purchase? Cash buyers are best, but if they are raising a mortgage ask to see a mortgage in principle letter from their lender. Are they first-time buyers? Do they have a related transaction? If they have something to sell, then it should be under offer before you take your property off the market. Also, find out about any forward chains that could complicate agreeing completion dates further down the line. 10 Accepting Offers Your agent will be the middleman and should present every offer that is made. Market conditions, competition and how much the buyer loves the property will determine what the buyer is prepared to offer. Similarly, the price you will be prepared to accept will depend on market conditions; how quickly you need to sell; and the size of your moving budget. Compromise on both sides is often the key to securing a deal. Also, know whether you want to keep all your furniture, curtains and white goods, as many of these items may not suit your next home and can be used as effective bargaining tools to get the price you want.
