Thoughts turn to searching for a new home and Lea Valley Homes are here to help you with that search. There is plenty of good news for home buyers wanting to take that first step onto the property ladder. As announced in the recent Budget statement, the Government has introduced a new equity loan scheme from 1st April called MyChoiceHomeBuy. This new product will make home ownership a realistic proposition for many more people in Hertfordshire. Up to 50% of the value of a home on the open market will now be able to be financed with an equity loan! See page 16 for full details on MyChoiceHomeBuy. As prices of properties in Hertfordshire are so high we feel certain that MyChoiceHomeBuy will make a real difference to the number of Hertfordshire people who can fulfil their dream of home ownership. Further good news in the budget was when the Chancellor announced that stamp duty is no longer payable on New Build HomeBuy (Shared Ownership) until 80% ownership is achieved. For anyone making that initial first step into home ownership with New Build HomeBuy they will now not have to worry about the additional cost of stamp duty. Lea Valley Homes is the HomeBuy Agent, a one-stop-shop for advice and information on Low Cost Home Ownership in Hertfordshire. Products Available MyChoiceHomeBuy If you are a first time buyer and want to buy a home of your own but cannot afford to do so, or you are a previous home owner who is unable to buy without assistance following a relationship breakdown, MyChoiceHomeBuy may be just the answer! MyChoiceHomeBuy is a flexible equity loan scheme designed to help households earning between 20,000 and 60,000 per annum to buy their own home on the open market. You will own the home and our loan will be secured by a second charge against the property. How does it work? You will need to contact one of our panel of Independent Financial Advisors (see page 18). Your application will be assessed and, if approved, you can choose a suitable property on the open market. When the property you choose is approved by us, you pay a percentage of the purchase price with a mortgage and any savings or deposit you may have. We will give you an equity loan to cover the remainder of the purchase price between 15% and 50% of the property value, depending on your individual circumstances. You will need to obtain a mortgage through an independent financial advisor, bank or building society. There is a low monthly interest charge on the equity loan of up to 1.75% p.a. The loan is redeemed in full when the property is sold. Ownhome Another equity loan scheme is available through Places for People in partnership with the Co-operative Bank. Applicants will be required to obtain their mortgage only through the Co-operative Bank. New Build HomeBuy If you would love to be a home-owner but cannot quite afford it by yourself, New Build HomeBuy may be just the answer for you! A part buy - part rent scheme, you can purchase a share in a home (usually via a mortgage), and pay a reduced rent on the share you do not own. You may purchase a share from 25% to 75%, but generally it is from 40% upwards. If you wish, as your finances improve you may purchase additional shares (known as staircasing) until you own your home outright (please note that some fixed equity schemes do not allow staircasing). 3 < LEA VALLEY LIVING / 3 > First Time Buyers Initiative LAST FEW AVAILABLE AT QUEENSGATE, WATFORD FTBi makes more affordable homes available to first time buyers. It is part of the Government s new HomeBuy Low Cost Home Ownership initiative and is available through Lea Valley Homes. FTBi enables aspiring first time buyers, who cannot otherwise afford to buy a new home, to purchase a property with an affordable mortgage and with Government assistance on a designated FTBi development. The Government then has an entitlement to a share of the future sales proceeds which will be equal to the initial percentage contribution required to assist the buyer. The purchaser must obtain a mortgage for a minimum 50% of the total purchase price on which they make repayments. We currently have only one FTBi site available which is at Queensgate, Watford although there may be forthcoming developments in the Hertfordshire area for the future. For the Queensgate development you will need a minimum household income of 35,000 per annum. See for future developments. Eligibility: First Time Buyers who cannot afford to purchase without assistance. Priority is given to key workers as defined under the governments key worker living definition. A maximum household income of 60,000 will apply. Social HomeBuy Social HomeBuy allows some social housing tenants to buy their current home. They may purchase it on a minimum 25% share and maximum 100%. The discount may vary depending on the location of the property, is proportional to the initial amount purchased and is offered on all shares purchased to the maximum discount for that area. i.e. maximum discount for Hertfordshire is 16,000 if 100% purchased. If 50% purchased you would receive 8,000 and so on. Only certain tenants will be able to take advantage of this scheme as their landlords must have decided to take part. Buy a share in your current home! Lower income earners can get on the property ladder! Who qualifies? Contact your housing association or local authority landlord direct to see if they are taking part in the scheme. Intermediate Rent A far more affordable option than private renting. Intermediate rent is a government funded scheme for Key Workers that offers rental properties at about 75%-80% of market rent rates. Tenancies are Assured Short Hold and linked to your Key Worker employment. These properties have a limited availability. More affordable than renting privately! On-going affordable tenancy subject to certain conditions. H.O.L.D. HOME OWNERSHIP FOR PEOPLE WITH LONG-TERM DISABILITIES H.O.L.D. is a low cost home ownership scheme for applicants with long term disabilities. You may be able to part buy and part rent a property, allowing you to choose your own home and giving you long-term security. A Registered Social landlord (RSL) may be able to help you by letting you buy a share of a property you can afford. Even if you have no financial resources of your own, if you are long-term disabled, it may be possible to get help from the Benefits Agency to pay your rent and mortgage, in order to help you buy somewhere better suited to your needs.
