Maybe it s because of how busy we have been at Greene & Co or maybe I m just getting older! This is now our third edition of Compass and we have had some really great feedback. Some people have asked why it s not filled with pages advertising our properties. In short, we wanted to do something different. Our mission was to create a magazine packed with local news, area-specific information and interesting features so readers can get a really good feel for the areas in which we operate. A try-before-you-buy approach, if you like. We hope you agree that we have the right balance. From a property viewpoint, as I write this in early November, it feels like there is a small lull in the market. Interest rates are low, price increases seem to have slowed down and fewer people register to buy over winter months, therefore there are strong factors as to why now would be the best time to look to buy or move up the property ladder. However, as we have said so often over the years, don t be afraid to rent. It can make more short-term economical sense. When you buy and sell there are so many different fees to take into account, so make sure you do your sums. In the meantime, we are eagerly anticipating the opening of our new office in Kentish Town in the New Year. NW5 offers a great range of homes for buyers at every price level and is definitely an area that s on the up, and up. 4 NEWS In their hands Grain surgery Flowery, fruity, earthy the hops and malts used in beer have many different finishes. The secret is in the blend, says Portobello Brewery s Farooq Khalid Hops are like the spices of beer; they give the flavour. Imagine a curry with no spices, it would be terrible, says Farooq Khalid (pictured, left). And as head brewer and operations manager of The Portobello Brewing Company, he knows about crafting delicious beers. Brought on board by sales director Rob Jenkins, Farooq plumbed in the brewery in November 2012, with a little help from Ian Mason of The Red Kite Brewery in Wales, where he trained. Portobello Brewery is the largest capacity brewery in the area, says Farooq. We re selling beer all over London and supplying most of the local pubs, including the Red Lemon, Pavilion and a few places on Portobello Road. When we speak, Farooq is busy installing a new brewery and dreaming up a winter beer that s as popular as last year s Snowflake. Most pubs like new stuff so you have to be creative, he explains. Sometimes I think of the name first. For example, the other day I asked Rob: What happens in London during winter? and he told me about chestnuts then you work around the name. You think: is it dark beer or a light beer? What feeling do you want to create? Inspired, Farooq then calculates the recipe, ingredients and ABV. You have to be very precise. 5 NEWS Route mistress Overground If ever a trainline needed a makeover, it was the overcrowded and frequently infrequent Silverlink. But what a difference a rebranding makes; after a name change, timetable update and stock overhaul to those excellent walk-through carriages, the London Overground is now the easiest way to get around town above ground. And it s the only transport link that connects the Greene & Co network perfect for joining the dots between areas you want to investigate on foot. LOCAL TALK: TOM MOGGACH PHOTOGRAPHY IAN CLINE, HELEN CATHCART ILLUSTRATION JONATHAN LISTER I ve been a primary school teacher for 13 years, but my main role is not in the classroom but outdoors; teaching young people about growing and cooking their own food. A few days a week I work at Rhyl Primary School in Chalk Farm and over the past four years we ve built up a really dynamic and thriving food-growing project. We have a space in Bassett Street Community Garden and little plots around the school, but the school carpark is the heart of our operation. Here we ve constructed a series of raised beds, a polytunnel-type structure and a big area for growing salads. Last year we sold over 600-worth of salad to The Fields Beneath coffee shop by Kentish Town West. That s more than 40 kilos all grown on the school grounds. We ve also sold Japanese herbs to a sushi restaurant, coriander to pupils parents and have developed a herb garden for our school chef. Every time the children come outside, we re grazing, eating, tasting, trying and comparing. Sorrel, chives, different salads children will try anything if they ve been involved in growing it. It s a very powerful tool for changing young people s habits and attitudes towards food. The new curriculum means that all primary schools should be teaching cookery to their pupils and that s quite a challenge for a lot of schools. Many lost their food-tech rooms a long time ago often they were turned into ICT suites so the next step in our school is to find a space to build our own teaching unit. In my spare time I run City Leaf, which trains Londoners to grow their own food. I teach at a garden classroom in Regent s Park on behalf of food growing network Capital Growth, and we run regular training sessions on Hampstead Heath. I also lead courses for clients including the Royal Horticultural Society and work as a consultant on the set-up and design of community gardens and food-growing spaces, such as the rooftop of Le Cordon Bleu cookery school in Bloomsbury, where they were developing a garden to teach their students about interesting edible plants and how to harvest them. Mysteries of love Vintage wedding dresses, invitations, menus and photographs from Jewish weddings in the East End during the first half of the 20th century are the centrepiece of For Richer For Poorer: Weddings Unveiled, the latest exhibition at Camden s Jewish Museum (from January 29). I think the wedding photos on display are poignant, says curator Elizabeth Selby. For many we don t know anything about the couples apart from their names and where and when they got married, but you can imagine what this new start might have meant for them. A marvel of injection-moulded, glass-reinforced nylon, the chair took two years to design and manufacture. The aim was to create a superhard-wearing, stackable chair for commercial use yet with a recognisable silhouette, an ergonomic shape and a modern attitude. He seems to have hit the nail on the head. Robust, flexible and usable outdoors and in, the Y-Chair s unique shape has already got tongues wagging, with design mag Dezeen dubbing it a faceted chair with bunny ears. Hop on down and try it out for yourself. tomdixon.net PARLOUR GAMES The disappointing thing about KFC is they claim to have popcorn chicken but I ve never found any popcorn in it, deadpans Jesse Dunford Wood, owner and chef of Parlour in Kensal Green, which has just celebrated its second birthday. So he conjured up McTuckys Popcorn Chicken Nuggets, which are served with popcorn and taste so good they won the 2014 Leffe Gastro Bites Award. It s one of many puns and quirky touches to be found at Parlour. There are all sorts of jokes on the menu, some Pencil it in people actually complain that they can t read the menu properly because there are too many, says Jesse. But that s the point. If you get all the jokes, that means you re part of the in-crowd here. Part-cafe, part-restaurant, with a pinch of pub, Parlour begins its day with the best breakfast known to man, featuring Parlour s own smoked salmon, and winds down with dinner favourites such as Cow Pie. But the highlight is the chef s table with its spectacular finale. And whether you want to discuss the merits of cold brew, or just grab a latte, there is somewhere to suit your taste WORDS JANE FITZ-GERALD PHOTOGRAPHY FOX AND FAVOUR Since opening its first UK store in 1998, Starbucks has helped shape us into a nation of coffee-lovers. Tax dodging aside, its business still grows, but it s seen as entry-level compared to the independent coffee shops that now refine our thirsts and define our tastes. In a consumer climate that obsesses over anything local and artisanal, it s no wonder coffee culture and connoisseur-ism is booming. London feels increasingly like a collective of villages than a cohesive city of more than 8million people. And it s these villages that provide the ideal conditions for a coffee revolution: dozens of small neighbourhoods, markets, cultural centres and transport hubs, residents both on the move and with time on their hands, who want to know the name of their local barista. And nothing shouts gentrification louder than the opening of a new coffee shop. The best thing about London though, is that it can accommodate all kinds of coffee fiends the hipster who can name their favourite bean at their preferred roastery, the mum who can juggle a buggy with a midmorning latte, the clued-up commuter who wants a flat white with their daily FT and the Saturday brunchers who prefer to order locallysourced sourdough toast with their cappuccino in a new cafe at the end of their street than sit in a Friends-style coffee-chain sofa among frustrated shoppers on Upper Street. A tiny but much-needed coffee shop for this side of West Hampstead that s just bigger than a hole in the wall. Monmouth coffee dominates, and espressos are exemplary. Grab one, and a brilliant pastry, on your morning dash through and you ll have a great day at the office. Flat white: Canfield Gardens, London NW6 3BS Prufrock Coffee IT TAKES 42 BEANS TO MAKE AN ESPRESSO An espresso contains less caffeine than any other roast Best for: connaisseurs What s brewing? Serious coffee heads, rejoice. With the coffee siphons, aeropresses, reusable mugs and books on sale next to the beans, Prufrock is more coffee lifestyle store than simply a cafe. 10 MY HOME MODERN ROMANCE A clever, mid-century house convinced a confirmed city dweller and her family to move out of the centre of London WORDS JANE FITZ-GERALD PHOTOGRAPHY FOX AND FAVOUR If there s one story that estate agents in London hear more than any other, it s the one about the young couple who fell in love, got married, started a family and then... ran out of space. And it s this pattern that keeps a steady stream of one- and two-bedroom central London flats on agency books, and three- or four-bedroom houses particularly within zones two or three highly desirable. Simply put, upsizing to a family home powers the housing market, particularly among year olds. And it s because a couple-that-turns-into-a-family tends to stop wandering and start settling down that good-sized family homes are so sought-after and becoming increasingly hard to find something that Siri Zanelli (pictured) knows all about. The Norwegian architect had been happily living in Islington with her Australian husband since arriving in the UK in Having met in Japan, the couple moved to London where they bought a two-bedroom flat in Barnsbury, just minutes from lively Upper Street perfect for the two of them and the fast-paced urban lifestyle they were used to. But two became three, then four, and gradually a need for more space began to outweigh their love of city living. 10

11 MY HOME We had two top floors of a Victorian terrace. We did a lot of work to it, but it didn t have a garden, it had a lot of staircases, and with children two bedrooms didn t really work. So we decided that we needed to look for something bigger, says Siri. We looked at one furnished flat in Islington and felt a bit disheartened. It was meant to be a four-bedroom, but when we saw it, they d shoved a double bed into every room including the living room. It just didn t work. Realising they would have to leave the area they loved, the family started looking online. After twice spotting a modern four-bedroom house in Highgate, Siri was intrigued as to why it was still available when everything else around it was moving so quickly. When we saw this house we realised it doesn t look like a classic Highgate property. We viewed it and said, we have to take it. We didn t waste any time. Rather than selling their flat in Barnsbury, the couple decided to rent it out. They then used this income to rent the Highgate property. To get the bedrooms we needed, and the garden that we wanted, we couldn t afford to sell and buy. It was a brave decision for the family, but one they re happy with. And with a two-year lease and an option to extend, they don t plan on moving anywhere else soon. Unusually for the area, the house is part of a pair designed and built in the 1960s. From the outside it looks like a compact, mid-century house on a modest plot. But the interior unfolds over many levels, with rooms spiralling around each other to make the most of limited space. It successfully uses creative modern design techniques to fashion a home that looks great, and crucially, works well for a family of four. Although in places it has been modernised, some original interior finishes, such as pine panelling, and technical ideas, such as a clever integrated brass doorstop, remain to remind you that everything in this house was carefully thought about at the design stage to facilitate comfortable living. Everyone thinks things have to be large to be luxurious. But they don t. The back of the house is flooded with light from a back wall of windows that look out over a multi-levelled garden that dramatically drops away, enhanced by its hillside setting. The living area is raised a few steps above the kitchen and dining room to benefit fully from the light and view. As Siri points out, it s not big at all. But it s just so well designed, she says. As an architect, you can be a bit disheartened with other architects. Then you live in somewhere that is cleverly designed and you realise how much it matters. Downstairs, beneath the kitchen but opening on to the garden, is a spacious children s playroom. As a result, the living area can be free of toys. Follow the stairs up and there is Siri s home office that overlooks the quiet road, followed by a huge children s bedroom, and a bathroom before the master bedroom, complete with balcony and en suite, takes over the top of the back of the house. None of the rooms compromise on space, and all have plenty of integrated storage. Everyone thinks things have to be large to be luxurious. But they don t, they just have to be right, says Siri, gesturing around the living space. This area is less than 3m x 6m but because of how it s designed, it sits together really nicely. Has their lifestyle changed since moving here? With children it became a project every weekend, packing prams, getting out of the flat. But now we can just hang out here, enjoy the garden, so in that sense it s more relaxing. If it was just me and my husband we d still be in Islington. As for going out and brunching, we don t do that much anymore anyway. So this has definitely been the right move for us, at this point in life. 12 MEET THE NEIGHBOURS ANIMAL MAGIC Kentish Town City Farm was the first of its kind in the UK. Forty years on, it s still bringing rural charm to bustling NW5 WORDS KATY SALTER PHOTOGRAPHY FOX AND FAVOUR I m the bloke who s in charge of looking after the livestock on the farm, says John Langan. This is technically correct; John looks after the horses, cow, goats, sheep, chickens, geese and ducks which make up the animal population at Kentish Town City Farm. But the plain-speaking, born-and-bred Londoner is being modest there s a lot more to his job than that. As stockman, John also oversees the farm s education programmes; working with children and visiting groups who have disabilities or learning difficulties, teaching them how to look after the animals. They ll be mucking out, feeding the animals, handling, grooming and moving them in the exercise areas and paddocks. It actually involves work, not just standing there looking at an animal. John says he learned on the job. Previously a youth worker, John joined Kentish Town City Farm in the early 1980s. He s been there ever since and says taking the job was a life-changing experience. And John knows the area well, having grown up in NW5. We lived in two rooms on Leighton Road in the 1950s. There was an outside toilet, no bath, and we cooked on the landing downstairs. His parents later cobbled together enough money to buy a house on Alma Street for 600, and then sold it in the 1970s. It s now worth around 1.5million, he laughs. London is dotted with city farms now, but Kentish Town was a pioneer when it opened in 1972 the UK s first city farm. It was used as a model for other people throughout the country, to see what you could do in a small space that people felt had no use, explains John. That s how the whole movement started up we were an example for people to follow in Bristol, Edinburgh, Newcastle etc. The farm was founded by a local theatre group called Inter-action, who rented a house, cottage and part of a disused timber yard on the current farm site. The wasteland behind residences included stables and a storehouse, which the group converted into working farm buildings. The farm still occupies 12

13 MEET THE NEIGHBOURS They ll be mucking out, feeding the animals. It actually involves work, not just standing there looking at an animal the same four-acre site, a patch of bucolic green surrounded by high-rises and train tracks. It now welcomes around 10,000 visitors a year of which half are local schoolchildren. John laughs when asked if he has such a thing as a typical day, but admits that life on the farm has its rhythms and routines. The eggs need collecting, the animals need feeding, and Shirley the cow, along with the sheep and horses, need to be put out to graze in the day. The fact that the farm is a working one is key, says John. It s important that we tell the truth to people about what farming is like. People look at our small sheep and say, Oh, they re so big! Some have a Disneyfied idea of what animals look like, but modern farm animals have been bred for production. Most of the animals have names often decided by children. John pauses to ask a couple of younger visitors who their favourite animals are. Two votes for the goats: Callum loves one called Whitey, while Daniel s favourite is Zorro. The thing about the goats is they like to be handled, says John. So at a city farm with lots of children, they re perfect. He claims not to have a favourite himself, though he did come up with the name Gregory, named after the actor Gregory Peck, for a particularly ferocious gander. Picking his favourite thing about working at the farm is just as tricky for John. The whole thing is rewarding, he says. When you lamb a sheep or kid a goat that s incredible, but getting to do that with the children is even better. And John is convinced the farm has profound effects and benifits for children. Our job is to give them some responsibility looking after the animals and making sure they re healthy and happy. That will knock on to helping them a bit in school and how they behave. He also believes city farms can have deeper social benefits: empowering people to run their own affairs and improve their environment. And community is something John appreciates about living in Kentish Town: People come here and end up living here a long time. Kentish Town still has these characterful places: like the farm, and the funny little shop next to Greggs where you can get any screw you need, and the fantastic street market in Queen s Crescent. When he s not at the farm, John can often be found in the Sir Robert Peel pub or walking on the Heath with his son. Having Hampstead Heath on our doorstep is a stroke of luck. In fact we ve got three of the most fantastic parks in the world in walking distance: the Heath, Primrose Hill and Regent s Park. By 2020, the capital will be home to nearly nine million people. Already demand far outstrips supply, and it s getting worse. Crossrail, expanded cycle networks and a Northern Line extension are all components of the Mayor of London s Vision 2020, which includes a strategy to deliver more than 42,000 new homes each year. Announcing the plan, Boris Johnson said, We need to make the best of the massive neo- Victorian investment going into London s transport system to underpin the delivery of new homes. There is a hub of young professionals who love to entertain, says Stone. Additionally they want to spend their hard-earned cash and treat themselves; these homes are set up perfectly for those little extras. The road itself runs some 7.5 miles, augmenting the feel of a small town, and the buildings sit adjacent to Clissold Park. Setting all the developments apart is a thread of high design and an eye towards the increased integration of technology in our homes. And with a restricted number of properties on each site, they retain an air of exclusivity, marking themselves out as some of the most desirable properties around. From legendary music venue The Forum and speakeasy bar Knowhere Special to bibliophile s paradise Walden Books and interiors store Future and Found, Kentish Town has a little bit of what you fancy. So it s great news that Greene & Co is now expanding its patch to include this sought-after part of north London. We re excited that Kentish Town is becoming part of the family, says Claire- Louise Taylor, head of marketing at Greene & Co. There s a nice feel to the area, it has lots of independent cafes, restaurants and delicatessens, and both leafy and urban neighbourhoods. A start-up team is already active in Kentish Town in preparation for when the new office opens on Highgate Road in January. 18 OUR PATCH Belsize Park Culture Sky scanners Opened by the Victorians to educate the public, Hampstead Observatory is still inspiring locals more than 100 years on When the Hampstead Scientific Society was founded in 1899, there was a great upsurge in bringing science and technology to the people, says Doug Daniels, the Society s president. That ethos is still very much at the heart of the HSS, which feeds the public s interest in all things science through its tiny observatory and engaging talks. This month s meeting is on black holes, says Doug (pictured). But we ve had talks on almost any science subject you can think of. For many people the observatory is the main attraction. Built in 1910 the dome building is fitted with a Cooke refracting telescope dating back to the early 20th century, which gives incredible views of the night sky. The observatory is open every clear Friday and Saturday night and Sunday morning from mid-september until mid-april. Entrance is free and no booking is required, though visitor numbers shoot up when the BBC s Stargazing Live is on, usually in January. It s the worst month you could do it, says Doug. You don t get the number of clear nights. And when you do 1,000 people will turn up, which is impossible to control. The rest of the time it s a mixed bag. There are the hardcore enthusiasts, then people who drop in and say, We ve lived in Hampstead for 50 years and we never knew this was here. So what can visitors expect to see right now? Unfortunately this is a bad year for visibility. There are no bright planets in the sky. Normally you have Jupiter to look at but it won t reappear until the end of February. Until then there s always the sun and moon to see, made easier with the Observatory s hydrogen alpha telescope. It adds a new dimension to looking at the sun on a Sunday morning. Definitely worth getting out of bed for. Things definitely slow down. But come January, the market springs back into action. I ve been in the Belsize Park office for three months and in that time I ve built up a whole new team, so I ll be using the time for training and improving our service to clients. You have to work harder in the quieter months but that s what makes you a better estate agent. Sales have been particularly strong over the past year so we ve seen less lettings stock in Belsize Park yet rents haven t increased. In fact they ve dipped slightly.
