I guess it just depends on which pricing index one follows, Halifax will tell you one thing and Nationwide another. However the general consensus is that there is a level of uncertainty in the market and although we are all entitled to our opinions, one thing is obvious, houses are still selling if they are priced competitively and realistically given the current climate. Is it because you are relocating? Is it because you need to downsize / upsize? Is it because you simply fancy a change? The more likely reasons in the current climate tend to be financially linked e.g. loss of job, divorce where incomes are less now, loss of partner or reduction in combined income due to illness to partner. Whatever the reason, one has to be completely satisfied with their reasoning so as to prevent any regrets. Once decided you are ready to sell your house, it is prudent to perhaps just give it a quick lick of paint and a general clean including the gardens. Also de-clutter by putting some of your things in storage, so you can really show off the size of your house and its décor. Burn some scented candles or have a good quality air freshener ready as and when you have viewings, think what you would expect if you walked into the house in terms of its presentation. First impressions are very important. It would be prudent to sell your house first before you buy or rent another house, so that you are in a position to move quickly.

H O W T O M A K E S U R E Y O U R E S TAT E A G E N T I S R E A L LY S P E N D I N G T H E T I M E A N D E F F O RT The service levels differ from agent to agent, as well as their marketing channels when it comes to advertising which can be so important to get the message out that you are selling your house. To start with; the pictures of the house really need to do it justice and by using a good wide lense camera can exemplify the quality of your house and attract the initial enquiries. The description needs to be accurate and detailed, so as to give potential buyers a good description of your house with the aid of good quality pictures. One of the most important factors in selling your house is the pricing strategy. Remember that just like with anything a product or service is only as good as it will sell for. The key here is to work out what similar houses have sold for, the current climate with respect to mortgages and how quickly you would like a sale. Another important factor is the marketing strategy, are the agents marketing just locally or nationally also? Through what channels are they marketing your property? Do they already have a database of potential buyers in your area or investors. My house was on the market for over 6 months with the local agent and finally I had had enough and approached Hot Offer Property, who within 2 weeks had one of their pre qualified buyers ready to buy and within 4 weeks I had moved on. In essence a bidding war, where one can get the best offer. Some key points to remember on the viewing day Get rid of any damp or rot Ensure there are no leaks All lights work replace any dead light bulbs Ensure all handles are intact If there is any wallpaper peeled, stick it back to the wall Clean the house thoroughly and paint over any dirty patches Clean the gardens Remove any surplus furniture into storage Add some aroma to the house by burning scented candles or a good quality air freshener Hospitality offer a drink and always let them feel at home and comfortable and answer any questions. Let them enter the room first and you follow giving them a better view of the room. Mention the good points about the location such as schools, local swimming pool / gym, good commuter links etc

Make quick decisions so as to keep a potential buyer entertained and to keep the momentum going. Never state a price and always say to a potential buyer, it is best if you think about it and put your offer into the agent and we will consider. fittings. Hence it is very important to ensure the house is presented as best you can and any problems you suspect are cleared up beforehand e.g. damp and timber is a common one. Make sure the house is clean and all areas are easily accessible for the surveyor. Build a rapport with the surveyor and explain any improvements you have done, any improvements in the area so as to get the valuation required. 7. W H AT A B O U T S O L I C I T O R S Selling your house can be a daunting experience if you are working with solicitors who do not explain things to you in plain English or do not respond to you. These searches include the local authority search, coal mining searches and environmental searches. Once these are back any enquiries are raised and your solicitor will raise these directly with you to answer and a few days after completion takes place. In order to make things that little bit easier, it is always recommended to keep any guarantees you have e.g. damp course guarantees, double glazing etc. This is to ensure if enquiries are raised re these, you have everything to hand to present your solicitor who in turn will present them to the buyer s solicitor.

Once you have completed i.e. the money is in your account all the keys need to be handed usually to your solicitor or the buyer can meet you onsite to do the handover. You need to hand all guarantees to the buyer also via your solicitor. If you have an alarm, remember to advice the buyer of the code. Also remember to take all your meter readings and inform your utility company as well as redirect all your mail to your new address. You are now to ready to move on!
