12 Direct Involvement with the Town of Caledon Ongoing communication with Halton s Economic Development Officers (EDOs) 14 RFI s were sent out so far and the Town of Caledon submitted packages for the following: - GTMA Saudi Juice Beverage Processor - GTMA Belgian prefabricated houses manufacturer Quackels Woninabouw - GTMA Hörmann KG Verkaufsgesellschaft - GTMA Confidential Manufacturing MEDTE lead (Matt Mahoney) Detailed lead generation reports were shared FDI Attraction Committee The GTMA circulates various marketing reports and newsletters to Caledon representative several times a month: - GTA Bulletin - GTMA Updates - GTMA FDI Updates - The Next 60 GTMA
13 Current Projects: Quackels Woningbouw Lead 2013, Belgium Manufacturing Sector 1 Opportunity Privately-owned manufacturer of prefabricated houses is looking to expand the company s business into North America through duplicating its Belgian manufacturing facility with the high level of plant automation. Quackels had had its prefabricated houses certified by Tarion in Ontario and sold its houses in Brampton, North Bay and Toronto. The company was looking to acquire an industrial building of 33,000-53,000 sq feet with a surrounding land of acres to set up a highlevel automated plant. Town of Caledon Involvement The Town of Caledon submitted a proposal that included potential buildings and lands for sale. Status The GTMA is still awaiting for the decision of the client.
14 Current Projects: Hörmann KG Verkaufsgesellschaft Lead 2013, Germany Manufacturing Sector Opportunity Hörmann is one of the world s leading high speed roll up door manufacturers and a global leader in today s building components industry. 2 They have been looking to establish a distribution warehouse center in the GTA. They have a wholesaler in Mississauga where there are several competitors in what Hörmann described as door valley.. RFI issued in June Town of Caledon Involvement The Town of Caledon submitted a proposal that included potential buildings and lands for sale. Status The follow up steps are being determined and the client will be in touch with the GTMA and the local EDO.
15 Case Study: Saudi Arabian Food & Beverage Company Company A well-established food & beverage company from Saudi Arabia was looking to expand the company s business into North America. The client wanted to compare different sites in both the USA and Canada, either free zones or equally privileged areas. Opportunity The client wanted to acquire a 5 acre full-serviced site in a food manufacturing zone (away from any petro chemical factories or any factories would have an effect on the food quality). A 300,000 sq feet building was required equipped with all energy requirements to run a factory, clean water & waste water. Caledon Involvement Caledon, along with Mississauga, Toronto, Durham, Brampton and Halton, submitted possible service lands and buildings for the client to consider. Why U.S. landed the investment The investor shortlisted two U.S. locations (will not disclose location) and none in Canada due to the following reasons: The availability of a food grade facility, including its FDA approvals, of a similar, though a bit larger, size is currently for sale in one of the 2 shortlisted locations. FTZ-like programs in Canada: Taxes are higher, regulations are many and constitute complicated/more requirements than those in the U.S. In the U.S. he will be granted an FTZ sub-zone/alternative Site Framework status after he seals the purchase agreement, i.e., rules and fees are set up front and the process is seamless vs. the detailed conditions and specs set in Canada. Given the export controls between both Canada and the U.S., even under NAFTA, the client preferred to start where the larger target market, i.e., Arab Americans vs. the Arab Canadians. The client was given the approval to get import permits for some of his products that do not typically comply with the import controls set by the USDA.
