4 Agreement This agreement specifies the terms and conditions of the agreement between Rent4U Property Management and the property owner and/or property representative hereby known as the landlord. Rent4U 1. Rent4U reserves the right to refuse any request from any landlord/case or terminate any agreement with any landlord that may cause a health risk, harm, endangerment or legal liability to Rent4U. 2. Rent4U Property Management shall be entitled to be remunerated for its services. 3. Rent4U agree to liaise with the tenant/s regarding the vacate process and to arrange a suitable time & date to confirm the appointment. 4. Rent4U agree to thoroughly inspect the premises, document the cleanliness and the condition of the property on the landlord s behalf. Rent4U will not be made responsible for any maintenance missed. 5. Rent4U will assess the cleanliness, rental payment status, water payment status, the well being of the property and any outstanding monies owing to the landlord to determine the bond refund amount entitled to the tenant based on the documents supplied. Rent4U shall not be made responsible/liable should the outstanding arrears exceed the tenancy bond. 6. Rent4U shall not be made responsible for any keys, remotes, swipe cards etc that are either returned damaged or not returned at all by the tenant/s. 7. RENT4U will only act on the information/evidence provided by the landlord. Landlord 1. The landlord agrees to inform Rent4U of any relevant information regarding the vacating tenant/s. Failure to do so will result in the landlord assuming full responsibility & legal liability should a dispute arise regarding misinformation. The owner will hold and keep the property manager indemnified against all actions which may be taken or made against the property manager in the course of or arising out of the proper performance or exercise of any of the powers, duties or authorities of the property manager. 2. The landlord shall provide Rent4U with all and any relevant supporting documentation for the vacating tenant/s upon signing this agreement: Current Tenancy Agreement, Bond Refund Form, Installing Inspection (if possible), Installing property photos, Special conditions agreement, Tenant damages invoices and any unpaid Water rates 3. The landlord must inform Rent4U of any verbal or written agreements made between the landlord regarding the tenancy that may affect Rent4U carrying out & completing the vacate process. 4. The landlord is required to provide a copy of the bond refund form or the bond number for the current tenancy. 5. The landlord must not sign the bond refund form until all outstanding monies and invoices owed by the tenant is either collected, calculated and/or approved by Rent4U. The landlord understands that by signing the bond refund form he/she will be made accountable for the amounts disbursed to the tenant/s.

The landlord understands that the opinion, advice and/or recommendations regarding the vacate maintenance/inspection report is merely the opinion of a property manager and is not to be misconstrued for a report from a master builder, plumber, electrician etc. 7. The landlord may cancel this agreement at any time provided this is done 24hours before the vacate appointment time & date. The landlord will be charged a call-out fee of $50.00 incl GST should the landlord cancel the agreement when Rent4U is in the process of vacating the tenant. 8. The landlord is required to pay a fee of $159 plus GST within 10 calendar days after the completion of the vacating report. 9. The landlord agrees that when no install report or photos were kept as evidence for vacating the tenant, RENT4U will not assume any responsibility or liability for any issues that may arise regarding the vacate. All vacating documents provided by the landlord must be authentic and untampered with. 10.All fees can only be waived from this agreement should the landlord request Rent4U to manage the property, provided that the management agreement is signed by both parties within 10 calendar days after the vacate date. I/We acknowledge that with this appointment RENT4U, under the terms of the Residential Tenancies Act 1986, shall be deemed to be the landlord.
