4 Mortgages & Finance Residential and investment property funding We know how important getting the right mortgage advice and the right mortgage is for our clients. If you are buying a property or just looking to secure a better mortgage deal we will research the most suitable mortgage scheme for you. We understand that whilst your home is your castle to live in and a welcoming place to entertain your friends and family it is probably your biggest fi nancial commitment. We can arrange buy to let mortgage schemes for houses, fl ats, HMO s, student lets and multi-lets for personal and limited company applicants. When you choose to become one of our clients, we will work with you to fi nd a mortgage scheme that is right for your own needs. We will provide written advice and keep you involved as we move through the mortgage application process with you. Our first meeting is free of charge, with no obligation. At this meeting we will discuss your circumstances and requirements and discuss options and costs. If we believe we can help you, and you feel we are the right fi rm for you, then you can instruct us to advise you. 5 Equity Release For homeowners and homemovers over 55 Yates and Co are authorised to advise you on equity release which includes lifetime mortgages and home reversion schemes. Both schemes allow you to live in your home until the last one of you dies or goes into long term care. The property is then sold. With lifetime mortgages there is a guarantee of no negative equity so even if the balance on the mortgage exceeds the sale price of your home there is no liability to you or your estate. If the balance on the mortgage is lower than the sale price then the surplus (less any sale fees etc) is payable to you or your estate. With a home reversion scheme, the property is sold and depending on the initial percentage you sold to the reversion company there may be some surplus for you or your estate. You may take an initial lump sum when you apply and there are options to take additional funds in the future. We have access to the latest equity release products which include schemes where you have the option to roll up the monthly interest or make monthly payments of some or all of the interest. Some lenders now offer the facility to make penalty free partial overpayments of capital. Some companies provide a retirement mortgage interest only option which is particularly popular with clients over 55 who currently have an interest only mortgage on their home and have been advised by their existing lender that the mortgage term is about to end. Please remember that although many people use equity release to raise funds on their existing home it can also be used to purchase another property. Equity release schemes can be helpful in certain circumstances but are not suitable for everyone. They can be expensive and inflexible if your circumstances change. They may also affect your entitlement to state or local authority benefits. 6 Can I borrow extra? Equity Release w much? Am I eligible? FAQs and Facts How do I know if equity release is right for me? Our FREE no obligation initial meeting is designed so that we can advise you properly and answer your questions including calculating any effects on state benefits, your estate and on any beneficiaries. Am I eligible for equity release? Can I raise funds on a holiday home or buy to let investment property? Some providers will allow equity release on this type of property. Other options There may be alternative ways of raising the funds such as a conventional mortgage, downsizing, local authority grants or help from relatives. To be eligible you need to own your own home (could have an existing mortgage) and be over the age of 55. Long term cost How much can I borrow? Equity release schemes are more expensive over the long term compared to downsizing. The provider calculates the maximum amount available to you, based on your age and property value. If you have any medical conditions it may be possible to obtain a higher amount. Can I borrow extra in the future? Some schemes offer a drawdown facility from outset to a pre-agreed limit so you can borrow additional funds when required. If you wish to borrow more than the pre-agreed limit in the future then it would be subject to a property re-valuation and assessment. All additional funds will be at the interest rate at the time of release. What can I use the money for? You can raise funds for any purpose e.g. repay existing mortgage, home improvements or car purchase. What proof of income is required? Do I still have to maintain my property? No proof of income is needed for standard equity release plans. You will still be responsible for maintenance as part of the conditions of the scheme. Can I make monthly interest payments? Some of the latest lifetime mortgage equity release schemes allow you to pay some or all of the interest each month if you wish. There is no problem if you decide to reduce or stop paying the monthly interest subsequently as any unpaid interest will then be added to the outstanding capital balance. Can I move home? Can I make overpayments? No, you may sell a percentage of your home and retain ownership of the balance. This option is available with some providers where you can make partial overpayments without penalty. Mortgages & Finance Equity Release Yes, you can move home but it will be subject to the amount of the outstanding loan and the property will have to be acceptable security.
