2 Fixed etwork Connectivity - Carrier Study 29 Bracknell, Doncastle Road, Bracknell, Berkshire RG12 8PE Aug 201 STRUCTURE 29 Bracknell is an established, recently refurbished office building located to the south west of the centre of Bracknell. The building is over three floors affording approximately,600 sq ft (,12 sqm) of Grade A office accommodation over a variety of floor plates. The building is constructed of concrete and steel with glazed elevations with a mixture of brick, rendered and timber facades. 29 Bracknell is located adjacent to the A29(M) at the edge of an estate occupied by a number of other commercial and warehouse premises. Bracknell Exchange provides excellent services including ADSL, ADSL+, SDSL, 21C WBC and FTTC/FTTP (to some areas) plus the availability of LLU services from AOL, O2/Be, C&W, Talk Talk, Tiscali, Pipex and Sky Easy et all over BT infrastructure. Based on the existing standard copper services, Bracknell Exchange can offer broadband speeds of around 12Mbs at this time. However, this exchange has been enabled to provide BT Infinity services over fibre with speeds of up to 80Mbs download and 20Mbs upload and is currently in roll-out subject to location (Data via the BT website). Wokingham Exchange to the south west affords a similar range of services and could provide a level of diversity and resilience across BT business services should it be required. Telecommunications carriers with owned infrastructure located within easy reach of the building are listed below for information. In addition to these, there are a number of alternative carriers that can provide service, albeit over a third party network such as BT. It must be noted that the presence of infrastructure within the search area does not constitute availability of service at the building location. British Telecom Tel: Virgin Media Tel: Vodafone/Cable & Wireless Tel: Verizon Tel: KCom Tel: Level Tel: The BT services available at Bracknell Exchange, and added resilience of a second exchange afford 29 Bracknell an excellent level of services to meet today's business needs. The ongoing roll-out of BT Infinity services affords significant financial benefits to smaller business s requiring a premium product over other fibre services. The actual presence of alternative carriers infrastructure over and above that of BT including that from Virgin Media, Vodafone/Cable & Wireless, Verizon, KCom and Level adjacent to the building and in its environs is one that affords the building with an good choice of carriers with minimal requirements for civil infrastructure in respect of all carriers with the exception of Verizon. FTTC (Fibre to the Cabinet) Provides fibre to the cabinet, shortening copper cable length requirements to enhance speed FTTP (Fibre to the Premises) Provides fibre direct to the premises at a lower cost than that of standard lease line products LLU (Local Loop Unbundling) Is the process by which third party network operators are able to install equipment into BT exchanges in order to deliver their own services without having to utilise BT s network. BT Infinity (British Telecom ) Fibre delivered broadband service from enabled exchanges providing broadband speeds of up to 80Mbs download (subject to conditions) at a lower cost to that of traditional leased fibre services.

The closest serving cells are detailed in respect of, G and G services and can be seen vary in location and distance, providing general coverage to the building. Any high concentration of users within the building may impact on the capacity available especially if this is confined to any one single network operator. Based on this information it is considered to be a location that affords an good/excellent level of overall coverage across all operators at street level. Based on the location and serving cells, it is envisaged that a good/variable level of coverage will be present throughout the building for, G and G services where available. However, there may be some limited isolated coverage issues on the lower floor internal rooms but still maintaining an acceptable level of voice service. In cases of coverage issues, each of the operators can provide solutions to enhance their service of which we can provide details and assist in their procurement and installation should they be required. Further to the coverage levels, the availability of service is dependant on capacity. This is the volume of data and simultaneous voice calls the macro cell can accommodate at any one time. Capacity issues result in network busy messages or dropped calls. 4 Fixed Telecoms Appraisal Summary 29 Bracknell, Doncastle Road, Bracknell, Berkshire RG12 8PE Aug 201 Fixed Telecoms Appraisal Summary In addition to the Fixed etwork carrier study completed, a review by survey of the building was undertaken on the 26 th August 201 accordingly. The purpose of this survey was to clearly identify the presence of existing fixed telecommunications carrier s infrastructure on/adjacent to the site, or within the local environs. LOOKIG SOUTH ALOG DOCASTLE ROAD SITE AERIAL VIEW (Building site highlighted in red) LOOKIG WEST TOWARDS DOCASTLE ROAD Local Carriers 29 Bracknell has access from the public highway via Doncastle Road to the east. The survey located a good number of telecommunications chambers owned and operated by BT, Virgin Media, Vodafone/Cable & Wireless, KCom and Level in Doncastle Road in close proximity to the building. This infrastructure extends along Doncastle Road in all directions where further chambers were located for all plus Verizon. The main intake from BT is assumed to be located from the external chamber and cabinet located opposite the building (See Photograph 1). Additional chambers owned and operated by BT and Vodafone/Cable & Wireless were present within a short distance (See Photograph 2) with other visual presence from Level and KCom. It was also noted that an existing chamber owned and operated by Virgin Media (See Photograph ) is located at the entrance of the site. This leads to an established duct infrastructure that runs around the perimeter of the car park in the verge where a number of chambers are present. This route then crosses the car park to enter the telecommunications room at the rear of the building. Based on the location of all carriers chambers it is clear that BT and Virgin Media are already in the building, with Vodafone/Cable & Wireless, Kcom and Level in easy reach as they all pass the site along Doncastle Road. 5 Fixed Telecoms Appraisal Summary 29 Bracknell, Doncastle Road, Bracknell, Berkshire RG12 8PE Aug 201 Building Presence There are two main building entry locations at present into the telecommunications room on the ground floor. BT enter via two existing ducts openings in the floor (See Photograph ) of the existing cupboard. These duct entries contain a number of cables including both copper and fibre that terminate within the cupboard at various locations (See Photograph & 6). These include two main distribution points (DP s) and fibre terminations plus extensions to a further DP located on the wall at the other side of the room (See Photograph 7). From these locations, services rise into the building via existing containment to all floors to suit. It was noted that a number of these services were terminated due to previous tenant vacation but appear to be still in place for future use. This terminates within the telecommunications room into a single DP, with an adjacent extension to suit (See Photograph 9). From this point a number of copper pairs extend up onto the containment throughout the building into the risers on each floor (See Photographs 10 & 11). This is a copper service only, and does not currently contain any fibre or associated tubes. Access to the containment and onward passage onto the office floors is accessed at each level via riser cupboards within a secure room adjacent to the lifts. Based on the level of containment and access availability we consider this to be suitable for any other service requirements to meet tenant demand at this time.

6 Fixed Telecoms Appraisal Summary 29 Bracknell, Doncastle Road, Bracknell, Berkshire RG12 8PE Aug 201 Managed Services In addition to the detailed infrastructure, there is an existing managed service within the building providing internet connectivity services to all floors via existing data outlets in all office areas. This service is based on an installed fibre lease line with a 100MB bearer providing service to all tenants where required. Service Availability The standard services afforded by BT over its existing copper networks provides a level of broadband services with speeds expected in the region of 12Mbs. Bracknell Exchange is BT Infinity enabled, and is currently in roll-out and will be able to provide future speeds of up to 80Mbs download, and 20Mbs upload (subject to conditions) providing an alternative to other business tariff services (Data obtained via the BT website). In addition, the current level of business tariff services available from BT will provide an excellent level of service at this time. Furthermore, there are a host of companies that can provide enhanced products over the existing infrastructure providing smaller businesses a more affordable level of service if so required. The presence of Virgin Medias already in the building and a number of other carriers outside of the building affords any incoming tenants a choice of providers within short timescales, as minimal external works will be required, albeit with the need for extension via external civil infrastructure or third party agreements. Summary Based on the local carrier infrastructure and the availability of services from BT s local exchange including the ongoing roll-out of FTTC services, we consider 29 Bracknell has an excellent level of connectivity with the ability to enhance this by means of additional fibre services where required in minimal timescales from order. The presence of the additional carriers affords a good alternative provision of service and diversity at this time with varying levels of external street works albeit subject to rights of access requirements.
