1 External Vacancy Estates Maintenance Team Leader (Electrical Bias) Post Ref: 5774, 26,145-27,735 per annum, 37 hours per week, Permanent Sunderland College is seeking to appoint a Maintenance Team Leader to join our in house maintenance team, which is responsible for the repairs and maintenance across all College campuses. Your responsibilities will include managing and motivating a multi skilled team of in house and contract staff to successfully deliver departmental and college objectives. You will be prepared to work flexibly and will possess the necessary skills to develop a team capable of delivering a consistent first class customer service. Good IT skills and previous team leader experience are essential as is a bias towards the electrical discipline. In addition applicants will be: experienced in electrical installations within a / building / construction / maintenance environment; have experience of solving electrical building defects; be 17 th edition electrically qualified BS ; possess City and Guilds 2391 or equivalent; understand new electrical installations including relevant repairs and maintenance issues and be independently mobile throughout the Northeast region. Post Title: Estates Maintenance Team Leader (Electrical Bias) Post Ref No: 5774 Department: Estates Grade: Points Hours: 37 Location: Responsible to: Any of the College Centres Facilities Manager Overall Purpose: To lead the college Maintenance Team in achieving departmental KPI s in both service delivery and customer service. Principal Duties: 1. Effectively lead and develop a team including electricians, joiners, painters and van drivers in the maintenance of all college premises. 2. Ensure works completed by both in house and contracted services are completed to an agreed and improving standard. 3. Employ technology and systems in the delivery of services, utilising information and data gathered to plan and prioritise workloads. 4. To deliver Estates services in line with departmental objectives and college strategy. 5. To operate in line with the College opening times. This will require flexibility as evening and weekend work is an essential requirement of the position. 6. To ensure all documentation is fully completed and compliant including all electrical works, contractor visits, Health and Safety checks and Centre schedules. 7. To ensure all work is carried out by Estate s personnel in a safe way at all times. 8. To adopt a proactive approach towards improving service standards year on year, with strong emphasis on providing a professional and memorable customer focussed experience.

3 Main duties: 1. To drive efficiency and performance allowing departmental service desk KPI s and customer service standards to be achieved. 2. Plan work of the maintenance team, prioritising work allocation based on customer impact, financial implications and Health and Safety guidelines. 3. In conjunction with the Facilities Manager evaluate work volumes, making informed decisions on work allocation and resource required. 4. Develop the maintenance team in line with business and statutory requirements, utilising CPD as a vehicle to achieve this. 5. Adopt a Hands on approach to support the Maintenance Team in discharging their everyday duties and responsibilities. 6. Monitor Maintenance Team holidays and sickness absence. Ensure holidays are phased in line with business requirements and sickness absence is managed in liaison with HR. 7. Undertake quality audits on work completed by in-house and sub-contracted resource ensuring contractual requirements and quality is achieved. 8. Ensure all aspects of Health and Safety are adhered to: ensuring safe working at all times and risk assessments are in place and adhered to. 9. Design and author specifications for minor building works. 10. Working in liaison the Estates Team Leader to ensure site specific Health and Safety files are current and compliant. 11. To support other Estates staff at peak times in the delivery of their services. 12. To operate the Maintenance Team in line with College opening hours. Where required work within a rota system to deliver services flexibly and cost effectively. 13. Ensure all College centre s general maintenance schedules are in place and adhered to; appropriate records are in place and up-to-date, ensuring statutory compliance is achieved. 14. To be prepared to respond to emergency situations outside of normal working hours as and when required in relation to the operational functionality of the estate. 15. Ensuring the centre s emergency lighting systems are, as far reasonably practical, fully operational and that records are up-to- date. 16. To carry out Performance Management Reviews of allocated estates staff. 17. To update the Facilities Manager weekly in respect to Service Desk work volume and progress. 18. To electronically record electricity usage and solar generation with a view to implementing plans to realise efficiencies. 19. To take appropriate responsibility for the safeguarding and promotion of the welfare of children and/or vulnerable adults.
