3 SECTION I - GENERAL INFORMATION 1. Standard Parking manages the 100 East Huron Condominium Association Garage for the 100 East Huron Condominium Association. The policies and procedures contained within are set by the Association and enforced by Standard Parking. 2. Anyone who wishes to communicate with Standard Parking can do so most effectively by writing to: Standard Parking 900 North Michigan Avenue, Suite 1600 Chicago, Illinois The garage office is located in the garage. The telephone number is (312) SECTION II GENERAL RULES 1. The Garage Manager and parking attendants are employees of Standard Parking and members of local union Only garage employees may have access to and operate garage equipment. 3. Insurance regulations prohibit resident parkers from driving, parking or retrieving any cars; including their own car at any time except as follows: Set-up or staged vehicles located in the A section and set up row of the garage (as per attached FLOOR PLAN included) can retrieve their own vehicles. Participants of the Preferred Parking Program (Sections A, B and C in the attached FLOOR PLAN included) may retrieve their own vehicles. Preferred Parking Participants in the A section can also back their vehicle into their space when the space is free (not occupied by another vehicle). 4. Parkers assume all liability for damages to vehicles while being driven by anyone other than a garage employee. 5. If a resident parker has any bulky and/or heavy objects to unload next to the service elevator; a hiker must drive the vehicle to the service elevator for the vehicle owner to unload. 6. Except for loaner vehicles, ANY VEHICLE NOT DISPLAYING its CURRENT DECAL WILL BE CHARGED THE POSTED HOURLY PARKING RATES. DECALS ARE NON-TRANSFERABLE WITHOUT AUTHORIZATION. YOU MUST GO TO THE GARAGE OFFICE AND REGISTER ANY NEW OR SUBSTITUTE VEHICLE. NO OTHER EXCEPTIONS ARE PERMITTED. If you have any question concerning your decal(s), please see the Garage Manager or the Assistant Garage Manager. 7. Monthly parking privileges are not transferable to other persons at any time. Should you need to bring in a substitute vehicle, see the Garage Manager. 8. Individuals observing faulty garage equipment are asked to notify the garage manager or garage staff immediately

4 9. Residents may pay for their guests parking fees by affixing a discount coupon(s) to the claim check or by cash. For your convenience, the garage will accept personal checks. Coupons must be presented before the car is retrieved. (Refer to Section V Coupon Program for details) East Huron Condominium Association, its Board of Directors and its agents or employees have no responsibility or liability for any personal property missing from vehicles parked in the garage, including but not limited to cellular telephones, radar detectors, CB radios, cash, etc. Please notify garage manager if something is missing from your car or a guest's car while it is parked in the garage. 11. Certain sizes and types of vehicles may be denied access to the garage if they cannot be safely parked or take up more room than a regular vehicle. Maximum accepted height: 6 0. Length: 18. Width: 7 8 (i.e. no trucks, limousines, or oversized vans). Damage to garage structure because of an oversized vehicle will be charged to the resident. Any vehicle using up two spaces will be billed for two. 12. If the garage management determines a vehicle is unsafe to drive in the garage (i.e., bad brakes, no horn, no lights) that vehicle will be so tagged and will not be permitted into the garage until all safety defects are corrected. 13. Because of the noise pollution created by car alarms, you are asked to engage the valet cut-off switch for your noise generating alarms. Silent alarms like Lojack may be left engaged. 14. When entering the garage, please pull your car up all the way to the bright yellow line near the end of the entrance lane each time you come in to the garage. If there is a car in front of you, please pull up directly to that car. This will help prevent a jam-up of cars when they come in behind you. See the garage attendants should you have any questions. SECTION III REGISTRATION PROCEDURES DELINQUENCY FOR MONTHLY PARKERS 1. Residents are entitled to contract to park up to two cars on a monthly basis. Unlimited in-out privileges are granted to monthly parkers who are in good standing. Vehicles must be registered in the name and address of the unit resident. 2. Application forms are available in the Garage Office or Management Office. Completed applications should be returned to the garage office, along with payment for the first month s parking charges and a security deposit equal to one month s parking charge made payable to 100 East Huron Condominium Association Garage. 3. The Garage Manager will process the application within 48 hours and notify the resident of approval. A decal must be affixed to the windshield of the vehicle on the lower left-hand side (driver's side). 4. It is the responsibility of the monthly parker to notify the Garage Manager, in writing, of any change of their vehicle or the temporary use of a loaner or a substitute vehicle while the registered vehicle is being repaired, etc. Otherwise, cars not displaying a current decal or unauthorized claim checks will be charged the posted hourly parking rates. Residents found abusing this procedure will lose parking privileges in the garage. 5. Decals must be returned when a vehicle is sold, traded or monthly parking is canceled. 6. Monthly parking payments are due by the 5 th of each month as stated in the monthly parking application. Any payments not received by the 15 th of the month are considered delinquent and will be subject to a late fee consistent with the late fee policy of the 100 East Huron Condominium Association, which is currently $50 per month

5 7. Monthly parking accounts that remain delinquent for 60 days will be charged another late fee of $50 and will be downgraded to the least costly monthly parking service until all fees are paid in full. Please note that, once removed from a premium service, it may not be possible to regain that service depending on demand. 8. Monthly parking accounts that remain delinquent for 90 days will be charged an additional late fee of $50 and have their parking privileges revoked pending approval by the Board or, in the absence of the Board, the Board President. Once privileges are revoked, the vehicle will be towed by the posted vendor on the first day of the month at the vehicle owner s expense. SECTION IV MONTHLY PARKING CANCELLATION PROCEDURES 1. To cancel monthly parking, please notify the garage office 30 days prior to the date of cancellation. Cancellation forms are available in the garage office. You will be responsible for the full monthly payment through the end of the month in which your cancellation date is effective. Your security deposit will be returned within 30 days after the effective date of your cancellation. 2. The vehicle decal must be returned to the Garage Manager when completing the cancellation form. At this time, the parker will be issued a temporary hangtag for the period remaining until the parking termination date. SECTION V COUPON PROGRAM 1. Discount Coupons for residents who wish to pay for their guest s parking fees are available for purchase in the garage office only. Coupons must be paid for at the time of purchase. They are available only in sheets of ten. 2. There are no in-and-out privileges for coupon holders or transient parkers. 3. The arrival time will be stamped on the claim check so that the length of stay may be calculated and the appropriate amount of coupons applied. In those instances where the length of stay exceeds the value of the coupon(s), the guest will be charged for the difference at the hourly-posted rate. No change will be given if the value of the coupons exceeded the actual parking charges. 4. Please refer to the current rate schedule located in the garage office for coupon prices and hourly rates. Please call the garage if you are not certain of the appropriate amount of coupons that need to be applied. SECTION VI VALET PARKING PROCEDURES 1. Valet parkers are not permitted to drive, park or retrieve their cars at any time (except as stated in Section II, paragraph 3). 2. Under the valet parking rules, only garage attendants may drive, park and retrieve cars. Damage claims will not be honored for any parker who has parked or retrieved their own car (except as stated in Section II, paragraph 3). 3. The 100 East Huron Condominium Garage is a valet parking garage only. NO SELF PARKING IS PERMITTED AT ANY TIME (except as stated in Section II, paragraph 3). 4. Valet parking is available from the front door of the residents entrance. Ask the Garage Manager for details. 5. When dropping-off your vehicle, PLEASE LEAVE ONLY THE IGNITION KEY IN THE CAR. 6. In order to retrieve your car, tell a garage attendant the color, make and the last three digits of your license plate number. You may call down or just come down to the garage and you will be attended on a first-come first-served basis. During rush hours, 6:00am - 9:30am and 4:00pm - 7:30pm the attendants may be busy and not able to answer the phone in a timely manner

6 7. When attempting to exit during security hours, the exit garage door can only be opened by a garage attendant. The cooperation of all garage customers is required to help maintain garage security. 8. Valet parkers must realize that at times due to the nature of the garage, a car may be somewhat inaccessible and therefore take a little longer to deliver. We ask your patience in these situations. SECTION VII GUEST PARKING VALIDATION PROGRAM 1. The resident would sign their guest s ticket and include their unit number then call the doorman to advise that a guest will be coming down to seek a parking validation stamp. 2. The guest would give the ticket to the doorman on their way out to have it stamped with the provided validation stamp. 3. The guest would give the signed and stamped ticket to the garage attendant to pay the rate comparable to the resident rate guest coupon rate at the time and claim their vehicle. 4. The garage manager would log each reduced rate ticket for reporting purposes. 5. Weekly guest parking is also available at a reduced rate. The proper form should be completed by a resident with Standard Parking to obtain a reduced rate of $75 per week for their guest, which is due in advance and cannot be prorated for early termination. 6. The Board reserves the right to revoke these privileges to resident at its discretion. SECTION VIII CAR WASH PROCEDURES 1. Parkers may contract on a monthly basis for one car wash per week at a rate of $50 per month. Your car will be assigned a specific wash day. If you car is not in the garage on that day, it will not be washed. 2. Car wash coupons are available from the garage office for $75.00 per sheet of five (5) coupons. Please allow 12- hour notice when utilizing car wash coupons. Only the Garage Manager can schedule car washes, personally contracting an attendant or self-washing your vehicle is not permitted. SECTION IX VIOLATION OF RULES AND ENFORCEMENT 1. Violations of the rules include: A) Ignoring posted garage signs. B) Parking of unauthorized vehicles in the garage. C) Unauthorized use of garage equipment. D) Self-parking or retrieving cars, except as stated in Section II, Paragraph 3. E) Inflicting damage to cars and/or garage equipment or property. F) Supplying fraudulent information on an application form or damage claim form. G) Abusive behavior towards garage personnel or fellow parkers. H) Failure to lower the volume of the vehicle radio when entering the garage. I) Personally washing your vehicle in the car wash bay or contracting garage employees to wash your vehicle without car wash being scheduled by the Garage Manager. 2. Anyone violating garage-parking rules may be subject to the cancellation of parking privileges. Repeated violation of garage rules will result in revocation of parking privileges. After the first violation, a warning letter will be sent to the valet parker; after the second violation, the valet parker will be assessed a $50 fine; after the third violation, - 6 -

7 the valet parker will be assessed a $100 fine; after the fourth violation, the valet parker will be accessed a $250 fine; after the fifth violation, the valet parker will have their parking privileges revoked for one month starting the first day of the month immediately following the violation; after the sixth violation, the valet parker will have their parking privileges revoked immediately and forever. However, in cases involving safety of or danger to personnel or fellow parkers and in cases involving fraud or dishonesty, the parking privileges may be revoked immediately. Please refer to Section III for the policy regarding delinquent accounts. 3. Enforcement of Rules Any or all garage privileges may be suspended or revoked by the 100 East Huron Condominium Association for violation of rules. All grievances regarding suspension, revocation or otherwise arising from use of the garage shall be handled through the Building Management Office and the usual grievance procedures. SECTION X DAMAGE CLAIM PROCEDURES 1. Damage claims will not be honored for vehicles that have been self-parked. 2. If your car has been damaged, notify the Garage Manager (or if not available, a garage attendant) of this before leaving the garage. It is imperative that you file a claim report IMMEDIATELY. Please take the time to walk completely around your car before you leave the garage. CLAIM REPORTS FOR DAMAGES WILL NOT BE ACCEPTED UNLESS COMPLETED BEFORE LEAVING THE GARAGE. THERE ARE NO EXCEPTIONS TO THE POLICY. 3. Within twenty-four hours, the Garage Manager or Supervisor will inspect the vehicle (if it is in the garage) and complete the investigation section of the Claim Report. The report will then be forward to Special Risk Services, the administrator of all claims. 4. After seventy-two hours, call Special Risk Services at for information regarding your claim. 5. All communication relating to your claim should be directed to: SPECIAL RISK SERVICES 900 N. Michigan Avenue, Suite 1600 Chicago, Illinois Attn: Dianne McDonald 5. Should Special Risk Services approve the repairs to your car, we normally will ask that you take it to one of several repair shops where we have an account. They will bill the garage directly. If you wish to have the work done elsewhere, we reserve the right to ask that an estimate be obtained from one of these garages before repair is begun, and we will pay the amount of the lowest estimate. IF YOUR CAR IS REPAIRED BEFORE YOU RECEIVE AUTHORIZATION FROM SPECIAL RISK SERVICES NEITHER THE 100 EAST HURON CONDOMINIUM ASSOCIATION NOR STANDARD PARKING WILL BE RESPONSIBLE FOR ANY CHARGES INCURRED. 6. Because they can happen anywhere, we cannot be responsible for door nicks, dings, scrapes, and dents on colored bumpers or bumper strip, and similar damage. We also cannot be responsible for mechanical damages or failure, or any damage resulting from battery charging, tire inflation or other garage services provided a no cost
