3 WELCOME! Business Garden is a state-of-the-art project with a mission! Show how old buildings can be converted into attractive, affordable, energy-neutral, low footprint, green sites using the WWF 10 Principles Provide a great place to work, meet and live with maximum flexibility and sharing of facilities. Show a good business case for investors and hirers even though our goal is maximum sustainability not maximum profit. Develop a standard approach and coalition of partners to renovate other old buildings. In this inspiring `city garden` in the middle of The Netherlands, people of all occupations and businesses of all sizes find the perfect place to work and meet. Located directly opposite Amersfoort train station, Schiphol and Amsterdam are only 35 minutes away and Utrecht is only 15 minutes from the Business Garden. There are meeting rooms for 4 to 200 people, offering space for presentations, congresses, training, lectures, network meetings and exhibitions. You can also enjoy the many roof gardens or sit in the huge open atrium, or in the cafe and restaurant that offer fresh local biological produce. There is also a mobility centre providing electric and biogas cars that everyone may hire. 4 TOP LOCATION A 10-minute walk brings you into the heart of the 750-year-old town of Amersfoort with its canals, riverside and historic charm. Business Garden at Stationsplein lies in the center of The Netherlands on a main transport hub, only 50m from the entrance to Amersfoort train station. It is the most central, inspiring and eye-catching building in the station plaza and visitors will recognize it immediately. 5 TRANSFORMATION One Planet recipe for Sustainability Collect ingredients: 1. Old building. 2. Natural or recycled materials with low embodied carbon. 3. Energy efficient equipment. Build a climate shell on a wooden frame around the old building and cover the roof and south wall of the climate shell with solar panels. These generate all energy in the building. Insulate the old building with double-glazing and a thick layer of cork. Cover all horizontal surfaces with plants. Connect the shell to the old building with wooden boxes. Use the inside of the wooden boxes for extra office space and the top for roof gardens. Build walkways between the old building and the shell to give access to all floors and roof gardens. Renew completely all interior spaces and equipment. Build a shared mobility park in the basement. Educate users and build a vibrant community. Voila - a spectacular city garden! 19 SERVICES Visitors arrive at Business Garden through a broad door on Stationsplein and pass through a mini-garden to get to the reception and coffee bar. Once past the reception you can enter all parts of the building to access over 4500m 2 of work and public spaces. You can even take pathways that spiral around the exterior of the building to arrive at the many roof gardens and meeting rooms. The services are varied and include: 1. Reservations desk (online, telephone and face-to-face desk). 2. Catering several formulas for morning, daytime and evening support, all serving fresh, local products. 3. Servicing of meeting rooms. 4. High-speed Wi-Fi throughout the building and gardens. 5. Self catering and served catering. 6. Video conferences. 7. Lockers and postboxes. 8. 20 FACILITIES Business Garden has 1600 m2 of shared facilities that all members may use. Tenants who hire office or work space are automatically members. Others who wish to use facilities like the meeting rooms, cafe or Mobility Centre, are required to become members for a small fee per year. Some facilities and services are free. 24 COMMUNITY ENGAGEMENT The exhibition area on the ground floor of Business Garden provides a central space to display and sell locally produced environmental art and design. One Planet will work with international art colleges from London, Beijing and Utrecht to produce low footprint furniture from new and reclaimed materials. Tenents and visitors can use this to furnish their interior spaces on a budget. The open plan kitchen-cafe on the ground floor can be booked by local people or businesses and opened to their visitors each night. Local cooks can show off their culinary skills and run a regular event, setting up opportunities to demonstrate the diversity of local cuisine and the skills resident in Amersfoort. This will become one of the best places to eat. Local farms will be asked to supply fresh produce. Also, Business Garden will try to grow as many of its herbs as possible in the roof gardens, promoting urban agriculture. One Planet Business Garden 24

26 ONE PLANET PRINCIPLES The ten World Wildlife Fund principles of One Planet Living work for us; passive solar heating; chimney effect ventilation; solar panels; daylight; transpiration from plants to cool the air etc. SUSTAINABLE TRANSPORT Business Garden is located on a main transport hub so users and visitors are encouraged to come by foot, bicycle, bus or train. Timetables are displayed in the entrance hall. For those who need individual transport, a Mobility Centre in the basement provides electric cars (charged from the solar panels), biogas cars, scooters and bicycles. ZERO WASTE Materials are recycled wherever possible. Firstly, the 40-year old building is reused while the interior is renovated to the same standard as new buildings, using sustainable and low-carbon materials. Secondly, during the operating of Business Garden we try to build closed-loop systems and eliminate waste. Zero-waste restaurant, local seasonal food with less packaging, paperless offices, on-site composting van bio-waste, recycling to origin all nondegradable wastes, rainwater harvesting, cooking on wood and bio-gas... all possibilities are explored. SUSTAINABLE MATERIALS A detailed administration is maintained of all materials removed or added to the site during construction and operation, plus the Carbon Footprint of these materials. This enables us to continually monitor and reduce ecological impact. LOCAL AND SUSTAINABLE FOOD The café and restaurant use local, organic food, including some food grown in the horizontal and vertical vegetable gardens in Business Garden. We apply the lessons of Wageningen University with zerowaste restaurants and what food waste there is will be recycled (eaten by chickens) or composted on site (worm bins.) TOP SUSTAINABILITY The WWF 10 Principles provide an integrated framework for achieving a One Planet Footprint. Using technology and behavioural change we aim for a fossil-free building that repays over about 30 years the carbon footprint used in the construction materials. The building is enclosed in a climate-shell that uses solar energy to warm the building, grow plants and generate electricity from solar panels. On warm summer days the shell opens to allow a breeze through the interior; in winter it closes to hold in the sunlight. The building is covered with cork insulation, double-glazing and plants m2 of solar panels drive heat exchangers to regulate the temperature in the offices and meeting rooms. ZERO CARBON Business Garden will be the first climate neutral building in the Netherlands! This requires carbon calculations and careful choices throughout the construction and lifecycle of the building. In nature nothing is wasted; we too try to operate like a natural system by reducing consumption, eliminating waste and using renewable energy. 27 ONE PLANET PRINCIPLES Meetings and recreation Independent meeting rooms for the community Green atrium that helps to regulate the temperature and air quality Electric vehicle charging stations and Bike facilities Green walls and cork insulation SUSTAINABLE WATER Rainwater from the roof is collected in large tanks on top of the building and under the garage for use by the plants and toilets. Wastewater is filtered, treated and reused wherever possible. Only the water that cannot be processed on site will be discharged to sewer for downstream treatment. LAND AND WILDLIFE Business Garden aims to be the most biodiverse city building in the country and provides one of habitats for a rich variety of plants and wildlife. Besides bushes, flowers, grasses, creepers and trees spread over the building, nesting sites will be provided for insects, bats and birds. But it all begins with healthy soils at the base of the food chain. We try to encourage this by composting and recycling biomass through the gardens. CULTURE AND HERITAGE Business Garden provides space for exhibitions and activities that stimulate local culture, sustainability, self-reliance and diversity. Stalls for local arts and crafts. Mrs Beeton s cooking evenings, One Planet Movie Nights, authors writing Our Common Future 2.0; training courses Fair & Green Deal; children s exhibitions by the Center For Nature and Milieu Education. Many cultural and heritage activities find their home base in Business Garden. EQUITY AND LOCAL ECONOMY One Planet gives preference to local suppliers and partners during the construction and exploitation of Business Garden. This stimulates the local economy, helps build-up skills and provides opportunities for disadvantaged groups to engage in the busy stream of activities. HEALTH AND HAPPINESS Business Garden provides a pleasant and green environment where local citizens of all ages can engage in activities that stimulate health and happiness in the local community. 28 ENVIRONMENTAL STRATEGY SETTING SUSTAINABLE REFURBISHMENT STANDARDS THAT ARE ATTRACTIVE AND AFFORDABLE This innovative project shows how existing buildings can be reused to provide better working conditions than many new buildings. It also demonstrates that it is possible to achieve huge reductions in environmental impact at the same time. Business Garden reduces demand for energy, including heating and cooling, water, materials, transport and all other consumables from both the use of technology and adapting behaviour. The building produces up to 200,000 kwh per year of clean renewable energy, which gives a budget ok 50Kwh/m2/year for its tenants. The actual energy use will be displayed in each space or zone. In order to encourage positive behaviour users who exceed or under-use their energy budget per square meter of office or meeting space will either pay a penalty or earn credits. The building is designed to be highly energy efficient and provide a high quality work environment. It achieves this through good levels of daylight, very good internal air quality and noise control, improved thermal comfort, and it produces fruits and vegetables to be consumed by its occupier. The combination of these factors provides a high quality service while considerably reducing ecological footprint. Winter strategy One Planet Business Garden 28 Summer strategy REDUCING DEMAND FOR HEATING AND COOLING Most traditional office heating and cooling control systems are programmed to trigger whenever certain temperatures are reached and this is applied to the whole floor or building. In Business Garden the control systems are programmed differently. The working areas are divided into small zones that allow individual workgroups to set local temperatures when necessary, improving the efficiency of the building and reducing energy consumption. The Business Garden is also well-insulated, well-shaded, has significant amounts of thermal mass and ventilation with heat recovery. In most thermally massive offices with heat recovery and reasonable levels of IT, little or no additional thermal input is required. This can be further improved by creating active thermal mass and combining this with radiant under floor heating / cooling and providing cross-ventilation for every unit in mid season and summer. The effects of the climate shell-combined with the cork insulation, double glazing and evaporative cooling from plants in the atrium and rooftops, creates a pleasant work and meeting environment. MEETING THESE SMALLER DEMANDS WITH ON SITE RENEWABLE ENERGY With 1000 x 250 watt monocrystalline solar electric panels producing up to 200,000 KWh/year of renewable energy, we can generate around 50Kwh/ m2/ year for tenants. This annual energy budget should be sufficient to supply a low-intensity modern office building that uses optimised energy consumption equipment, such as LED lighting, shared printing and scanning stations, smart lift, etc. Any extra consumption required by individual tenants will be delivered by the city grid, but tenants will be charged extra for this additional electricity. This electricity will be purchased from a certified renewable energy provider generating electricity from communal renewable energy plants such as wind turbines in the North Sea.

29 ENVIRONMENTAL STRATEGY WATER STRATEGY All the rain water from the roof is collected and stored in water tanks on the top of the building. A gravity fed system waters the vegetables produced in the building. After this the gray and black water is than treated and reused for flushing the toilets and watering the other landscape gardens. To help reduce water consumption, low flush toilets and water saving taps and showers will replace the old ones. CARBON PAY BACK The embodied carbon of all materials used in the renovation of Business Garden, is carefully calculated and recorded in the Carbon Administration. This includes all materials removed from or brought onto the building site. The goal is to achieve the lowest possible environmental impact during both the construction phase and the long life operating life of the building. This requires maximum reuse of materials already on the site, and a very careful choice of new or recycled materials with low carbon content. The building is designed to produce on site enough renewable energy (through passive solar energy and 1700 m2 of solar panels) to meet all of its own operating requirements, but also enough excess renewable energy to gradually compensate over its anticipated lifespan for the embodied carbon emissions during the renovation phase. Investors always require their financial investment to be recovered with interest over the lifetime of the building, so why should we not also demand recovery with interest in environmental capital? 30 MOBILITY Central location and easy to reach Business Garden lies opposite the main entrance of Amersfoort station and is perfectly situated for workers and visitors who use public transport. There are trains, busses, taxis, Greenwheels, OV-bicycles and bicycle parks within 70 meters and large public car parks within 350m. In addition, Amersfoort is one of the main rail and road hubs of The Netherlands and can be reached from all directions. A timetable for public transport is displayed in the reception. 5 min walking distance 5 min cycling distance Visitor s car park and Mobility Center There is parking in the basement for 42 cars and 170 bicycles. 30 of the car parks are reserved for the electric and bio-gas cars in the Mobility Center, and there are another 12 parking spaces for visitor s cars. Visitors can also park on the street for 1 hour or all day in the large car parks within 200m. The west building at Stationsplein 16 is designed for residential accommodation and the east building at Stationsplein 14 is used only for offices and for the shared areas like reception, meeting rooms, conference room, gardens and mobility center. 42 LEGAL STRUCTURE One Planet is a tax-exempt non-profit foundation with a mission to reduce dependence on fossil fuels and promote living and working within the ecological capacity of one planet. The following legal structure has been established to safeguard the sustainability mission of Business Garden while at the same time giving investors and hires a fair deal. Many formal meeting rooms for people are available and can be booked on-line or via the reception. Private parking is limited: tenants are encouraged to save money and use the electric pool cars to visit their clients but also for commuting between work and home. We want the mobility Park to be empty at night! These cars are charged from the large solar panel roof, so it is sustainable mobility. Bring your clients to Business Garden for inspiration! Most traditional business have large hidden costs in: under-used meeting rooms, canteen and kitchens, entrance/lobby, reception personnel, ICT infrastructure, passages, cleaning, maintenance, insurance, plants, lease of printers and photocopiers etc. Large savings can be achieved by sharing general facilities and services with all users. These savings allow Business Garden to offer a unique, leading-edge working and meeting environment in a prime location at a normal market price of about 3000 per employee/year. Tenants who rent space in Business Garden sign a standard Dutch ROZ contract. This is used throughout the real estate industry and is accepted by all banks and investors. An example ROZ contract is published on the One Planet website. Tenants spaces are delivered to the following general specification. A detailed specification is provided with your hire contract. Open unfurnished space with flat floor, electricity and data contacts, space warming, ventilation and climate regulation system. The maximum floor load will be specified in the hire contract. If appropriate, water supply and drainage points. Dynamic energy-efficient lighting, controlled by daylight and movement detection. Energy display showing if usage is above or below the budgeted energy consumption for that area. Walls at appropriate positions for columns, windows and passages. The walls have sufficient sound insulation. Windows and doors. Where a tenant hires both sides of an access walkway or encloses the walkway inside his walls, that walkway will be included in the space hired by that tenant. One Planet furnishes the shared spaces in the Business Garden and the tenant furnishes at own cost his own spaces. One Planet will issue guidelines regarding sustainability.
