1 Lourdes Hill College MAINTENANCE LEADING HAND PROPERTY TEAM ROLE DESCRIPTION Lourdes Hill College is committed to the provision of sound educational opportunities for its students within the context of Christian values and the development of quality educational programs is integral to that provision. The Maintenance Leading Hand is a member of the College Property Services Team which is inspired at all times by the highest ideals of teamwork, collegiality, integrity and professionalism. The function of the Property Services Team is to deliver a broad range of services to support the College s educational and cultural mission. Within that context, this role leads the daily coordination of Property Team tasks, focused primarily on providing a positive, safe and sustainable environment for Staff and Students in which there is obvious care for the physical resources of the College and a desire to provide and maintain and aesthetically pleasing surroundings. 1. REPORTING RELATIONSHIP Ultimately reports to the Principal, Business Manager and Property Services Manager 2. OPERATIONAL RELATIONSHIP Responsible to the Property Manager Supervises the work of the College Maintenance Officer, Groundsmen and Gardener The team structure is as follows: Property Services Manager Maintenance Leading Hand Groundsman / Maintenance Officer(x3) Gardener (Indirect) 3. CONSULTATION RELATIONSHIPS College Teaching, Office Administration and Sport Administration Staff re: support requirements Property Team supervision, collaboration, liaison and team building Sub-Contractors direction, supervision and relationship building

POSITION PROFILE CHARACTERISTICS & QUALIFICATIONS 4.1 Essential Position Requirements Demonstrated ability through employment history to work with minimum supervision and efficiently organise the work of others within area of responsibility Strong attention to detail and proven analytical / problem solving skills Developed inter-personal skills and the ability to communicate with a wide range of people Current Queensland motor vehicle drivers licence with towing experience Hands-on building and ground maintenance skills (i.e. carpentry, welding, painting, roller door maintenance, gardening etc.) Computer literacy across Microsoft Office Suite and ability to learn and use other relevant in-house software (e.g. facility booking, WH&S packages) 4.2 Preferred Position Requirements Experience working within a School or similar educational environment Bus Driving licence (medium light rigid classification) and/or ability to secure such a licence. SPECIFIC RESPONSIBILITIES MAINTENANCE OFFICER The following duties are indicative of the requirements of this role only. From time to time other duties of a similar nature will be required. 5.1 Building & Ground Supervision and Maintenance In conjunction with the Property Services Manager, regularly inspect buildings and grounds for damage, deterioration and cleanliness; Under the direction of the Property Services Manager and in accordance with the Facilities Master Plan and annual Capital Management Plan, coordinate and lead: o o All repair and maintenance duties to School furniture and fittings, equipment and other assets. All minor building and ground repair and maintenance projects. Maintenance may include all carpentry, plumbing and electrical tasks limited to the replacement of light bulbs Maintain the College swimming pool, including related filtration equipment and water quality during College swimming seasons. In conjunction with the Property Services Manager, and as may arise from time to time, undertake reactive maintenance and repair to College property. 5.2 Contract Supervision At the direction of the Property Services Manager, supervise and monitor service contracts and supervise contractors whilst on site. These contracts may include but will not be limited to portable fire flighting collection, rubbish collection, cleaning contracts, air-conditioning and ventilation services, electrical services, security alarm systems, hydraulic services, sanitary bins, lifts and swimming pool services. Approve service contracts when work is completed and inspected

4 5.3 Tools, Equipment & Stock Liaise with and advise the Property Services Manager on requirements for tools and equipment and/or supplies to maintain stock levels. Assist with the delivery and movement of all stock delivered to the College. Undertake general tool maintenance as required. 5.4 Team Supervision & General Duties Prioritise tasks and set schedules for all Property Team staff Supervise and support all Property Team staff as they undertake their daily responsibilities including but not limited to: o The moving and/or relocation of furniture, tools, equipment, stationary etc. o Ensuring all bins are emptied, cleaned and disinfected o Keeping of roads, pathways and grates clean and free from rubbish and other debris o Cleaning of external surfaces of buildings o Cleaning of roof, gutters and downpipes o Garden upkeep as may be required or directed o Driving of the College Bus as required Organise procedures to ensure a consistently high standard of performance As required, advise the Property Services Manager on instances of graffiti, theft, break-ins and vandalism 5.5 Functions and Events Liaise with the Property Services Manager regarding the materials required for all College meetings, functions and events to be held both on and off-site. Coordinate and assist in the setting up (and packing down) of furniture and equipment for school functions as required and directed. Coordinate and assist in the setting up (and packing down) for public and community meetings as required for the hiring and use of College facilities, materials and equipment. 5.6 Workplace Health & Safety In conjunction with the Property Services Manager, ensure: o All mandatory training and instruction of staff is carried out and complied with. o Regular WHS Committee Meetings are held and site inspections are performed. o All Building and Grounds are kept in a clean and safe condition and a high standard of staff hygiene is maintained o All regulatory requirements are observed (e.g. work assessment, signage, manual handling, personal protective equipment etc.) o Equipment complies with the appropriate Australian standard o Required records (e.g. accident reports) are kept accurately and that all general Workplace Health & Safety requirements are adhered to at all times Report hazardous situation to the Property Services Manager and/or other relevant Senior Staff members Advise the Property Manager on the performance and upkeep of tools, equipment and fittings (including Test & Tag of electrical equipment) Maintain Electrical Register for all items required by law to be tested and tagged including but not limited to all school electrical equipment as well as workshop, kitchen, cleaning, laundry and tuckshop equipment. 5.7 Team Support / Planning Deputise for the Property Services Manager as the need arises including the handling of any after-hours security issues. In accordance with the Division s Charter provide appropriate levels of customer service and support across all areas of the organisation. Provide direction, leadership and assistance to Property Services Team staff to reinforce performance objectives and implement strategies for improvement where necessary. Assist in the identification of staff training needs In conjunction with the Property Manager, assist in the development of support of key initiatives relative to respective Divisional Business Plans. In accordance with the Business Plan, undertake policy and system development, implementation, review and improvement as required.

HOURS OF DUTY & CONDITIONS 40 hours per week permanent full-time position with one rostered RDO per month Specific hours to be negotiated however there will be an overriding need for hours to be prioritised in accordance with school timetables. Annual leave of 4 weeks per annum (pro-rata) with loading at 17.5% Superannuation at 9% plus additional employer contribution of up to 3.75% with a 5% employee cocontribution Possession (or ability to obtain) a valid Working with Children blue card is an essential for employment at Lourdes Hill College. 7. APPRAISAL / REVIEW CONDITIONS The Maintenance Leading Hand will be required to undergo a yearly Performance Review with the Property Services Manager Ongoing Position is subject to the successful completion of a three month probationary period. 8. SALARY Designated minimum of Tradesperson classification + additional responsibility allowances as outlined within the Catholic Employing Authorities Single Enterprise Collective Agreement.
