3 HOUSE BEHIND HOUSE Image: House behind house development Most people are realising their backyard is an investment opportunity and are choosing to capitalise on the land they own by building another house on the spare space. case study: bayswater After reviewing their property and current residence, Ventura id determined a new house could be positioned at the back of the client's block with minimum changes to their existing home. Ventura id was contacted to see if the design could be built in the client's backyard. After surveying the site and checking over an engineer's report, Ventura id determined the plan did comply with local shire requirements and the construction of the house-behind-house commenced. Ventura id built an exact replica of the display home, so the owners could live in the house of their choice and on the street of their choice, without having their day-to-day lifestyle disrupted during construction.

4 duplex Image: Wembley Downs duplex development With renter demand shifting towards smaller living spaces in better locations. the duplex is still one of the most popular property investment solutions. case study: wembley downs They demolished the existing home, upgrade the sewer, water and power to meet WAPC requirements and gained approval for two new homes to be built on the parcel of land. Ventura id worked with the owners separately to determine their individual needs then designed plans and elevations to suit. The front house was designed and built for a professional couple with no children, while the back home was designed for a family. Every step of the property development process from planning to handing over the keys was overseen by Ventura id, while our clients spent their energies getting on with their day-to-day activities.

5 triplex Image: Nollamara triplex unit With affordability, lucrative rental yields and profit margin potential, it s no wonder that Triplex developments have become the most common unit development configuration for property developers in Western Australia. case study: nollamara Before any work would start on this project, Ventura id supplied planning drawings to assist the owner in obtaining approvals to amalgamate the two blocks of land. Once approvals were granted and the new boundaries established, Ventura id obtaining planning and building approvals to get the job underway. The outcome of the triplex development has been a great success for the owner who wanted to create single storey villas that would complement his rental portfolio. Ventura id designed the plans in accordance with the owners brief, obtained all required approvals and constructed the dwellings on time and on budget. The hassle free process inspired the owner to immediately enter into another project with Ventura id.

6 quadruplex Image: Nollamara quadrulex unit If the zoning and block size complies, a quadruplex development can be a lucrative investment. case study: nollamara After looking around at various property opportunities, they settled on a corner lot and went to work with Ventura id. When the clients first spoke to Ventura id about their site, they thought they would only build three villas. After initial assessment and surveying, the design team determined four villas could be developed on the site by applying to the shire for a variation in the R codes. Ventura id s complete understanding of the R codes and how the local authority would apply them turn this profitable venture into a very profitable project.

7 turnkey investment Image: Turnkey investment option A smart way establish a rent ready property quickly and efficiently, a turnkey development package enables you to start making money sooner by getting the tenant in earlier. case study: wanneroo After looking at established homes in the area and making comparisons with a block and build turn key product, he decided that construction was going to give him the best results. Within the week Dave had chosen a plan that best suited his block, met with the finance broker to ensure the loan was going to be approved, and spoken with the Rental Company to ensure that renting the property was not going to be difficult. After the plans had been submitted to the shire for approval he met with our interior decorator and locked down the colours, finalized the paper work and then was on site. This house was rented out to tenants within the same week of completion, and Dave is getting as much money in rent as he is paying on the mortgage, further the equity he has built in the property is enough for him to start on his second investment property.

The owner of this development has sold these properties off the plan and needed to be able to work with a professional team that not only understood the building process, but also the subdivision process.
